Is Your Home's Foundation Hiding a Dangerous Secret?

Discover the hidden threat of concrete cancer lurking around your foundation vents. What are the warning signs and how do you protect your home's structural integrity before it's too late?

Concrete cancer is a common issue in concrete ring foundations, particularly around foundation vents. This condition occurs when the reinforcing steel (rebar) within the concrete corrodes. As the steel rusts, it expands, causing the surrounding concrete to crack and deteriorate.

It's most common to see this around vents, but why?

In concrete ring foundations, a reinforcing steel rod runs horizontally near the top of each foundation wall, passing above the vents. At the vent locations, this steel is closest to external air and moisture, making it more susceptible to corrosion. Over time, exposure to these elements leads to rusting of the steel, which then expands and causes the concrete to crack.

Signs to Look For:

Horizontal Cracks Above Vents: These cracks often indicate that the reinforcing steel directly above the vent is corroding and expanding.

Diagonal or Vertical Cracks from Vent Corners: Such cracking patterns can signal structural stress resulting from internal steel expansion.

Hidden Damage Beneath the Surface:

Visible cracks around vents are often just the tip of the iceberg. Significant damage can occur beneath the surface, especially under the house. It's common to find that the concrete inside the vent has deteriorated, leaving rusted steel exposed. This hidden damage can compromise the structural integrity of your foundation if not addressed promptly.

What Should You Do?

If you notice any of these signs around your foundation vents, it's essential to consult with a foundation repair specialist. Early detection and repair can prevent further deterioration and maintain the safety and stability of your home.

Who We Are

Clark Construction Services has offices in Wellington and Christchurch. Founded more than 25 years ago we have accumulated priceless industry experience. We have managed and completed countless construction projects for a diverse range of customers.

We were founded in 1989 by David Clark, an engineer by trade. Aaron Lewis, the current owner, and David met in the early 2000s and were drawn together by their devotion to the construction industry. David helped Aaron with his first business doing precast concrete in a turbulent Christchurch market, where they excelled and built a successful company with many spectacular projects to its name. Aaron moved on to Fulton Hogan and ran multi-million dollar national infrastructure projects. He was then asked to create and develop a precast concrete division in Fulton Hogan from scratch, which he made into the most profitable division in Fulton Hogan at the time.

After mastering precast concrete in every way possible Aaron decided to take on a bigger challenge, working for himself again but this time fronting a construction company. This is when he went into business again with David Clark, but this time taking over Clark Construction Services. It was around this time that the earthquakes shook Canterbury to its core. Clark Construction Services got stuck in, helping to repair buildings and make them safe for occupants. It was during this time that we found we had a gift for thinking outside of the box as we managed to save buildings that others condemned. This meant our customers had far more options than they thought they’d ever have.

Since then, we have established ourselves in the Wellington region, having taken on many projects across many different areas. We’ve been able to take what we learned from the Christchurch earthquakes and implement it in Wellington to bring a lot of relief to property owners.
