ANU-ANO BA ANG MGA REQUIREMENTS PARA SA BUILDING PERMIT?

Ang mga requirements para sa pagkuha ng Building Permit sa Pilipinas ay karaniwang nakadepende sa lokal na pamahalaan (LGU) kung saan ipinatatayo ang gusali. Subalit, narito ang mga pangkalahatang dokumento na kadalasang hinihingi:

Pangunahing Requirements:

Punan ang Application Form:
Maaaring makuha mula sa opisina ng Building Official o sa website ng LGU.
Certified True Copy ng Titulo ng Lupa (Land Title)
Magdala rin ng photocopy. Kung hindi ikaw ang may-ari ng lupa, magbigay ng Deed of Absolute Sale o Contract of Lease.

Tax Declaration
Kopya ng huling binayarang amilyar o Real Property Tax (RPT) Clearance.

Barangay Clearance
Nagpapatunay na may pahintulot mula sa barangay na ipatayo ang gusali.

Zoning Clearance:
Mula sa Zoning Office upang masigurong sumusunod ang proyekto sa zoning regulations.

Construction Plans
Five (5) sets ng plano na nilagdaan ng licensed architect o engineer. Dapat kasama ang:
Architectural Plan
Structural Plan
Electrical Plan
Plumbing Plan
Sanitary Plan
Mechanical Plan (kung may elevator o air conditioning systems).

Bill of Materials at Cost Estimates
Nilagdaan ng isang licensed engineer o architect.

Specifications
Detalye ng materyales at proseso ng konstruksyon.

Karagdagang Requirements:

Structural Analysis and Design
Para sa mga malalaking gusali, kailangang aprubado ng civil/structural engineer.

Geodetic Engineer’s Certification
Kung sakop ng proyekto ang boundary ng lupa o road right-of-way.

Fire Safety Requirements
Clearance mula sa Bureau of Fire Protection (BFP).

DOLE Clearance
Para sa mga malalaking proyekto, kailangang may Construction Safety and Health Program (CSHP).

Environmental Compliance Certificate (ECC)
Para sa mga proyekto na may potensyal na epekto sa kalikasan (halimbawa, malalaking commercial establishments).

Hakbang sa Proseso:
Magpasa ng Lahat ng Requirements sa Office of the Building Official (OBO).

Assessment ng Bayarin.
Magbabayad ng kaukulang fees depende sa laki at uri ng proyekto.

Pagproseso at Pag-apruba.
Ang Building Permit ay ilalabas kapag kompleto at aprubado na ang lahat ng dokumento.

Tandaan:
Siguraduhing ang lahat ng dokumento ay may pirma ng mga lisensyadong propesyonal.
Huwag magpatayo ng gusali nang walang permit upang maiwasan ang multa o demolisyon.
Para sa eksaktong detalye, makipag-ugnayan sa inyong City Hall o Municipal Office.
