Nestled against the lush, rolling hills of Claveria, Cagayan Valley, this residence is a masterclass in maximizing a compact footprint. Spanning just 70 square meters, this proposed bungalow design gracefully balances the needs of an elderly matriarch, her energetic grandchildren, and the extended family during vacation getaways.

The architecture steps away from traditional provincial bungalows, offering a sharp, modern tropical aesthetic that values light, air circulation, and effortless familial connectivity.

The exterior profile of this residence is defined by a bold, angular concrete frame that cradles the structure, providing both structural depth and a striking geometric silhouette.

The asymmetric sloped roofline is tailored specifically for the tropical, mountainous climate of Cagayan Valley. It effectively sheds heavy rainwater while allowing hot air to rise and escape.

Elevated ribbon windows sit beneath the roof slope, flooding the interior with ambient daylight without introducing direct solar heat gain.

Multi-tiered, dark-framed awning windows line the facade, meticulously positioned to catch mountain breezes and encourage continuous cross-ventilation.

Inside, the home completely sheds the restrictive feeling of a 70sqm layout by employing a high, vaulted cathedral ceiling lined with warm timber paneling. The Living, Dining, and Kitchen areas are seamlessly integrated into a single cohesive pavilion.

The unobstructed sightlines allow users to relax in the living room while easily keeping an eye on the dining space or kitchen.

A singular, elegant white structural column anchors the open zone, subtly dividing the high-traffic kitchen from the restful lounge area without the use of isolating walls.

The two bedrooms are designed as highly efficient, restful retreats where every square inch is utilized intelligently. Large, operable window grids prevent the compact rooms from feeling enclosed. They frame picturesque views of the Claveria valley, ensuring that waking up always feels like a vacation. As a true bungalow with an easily accessible, single-level layout, movement between the private bedrooms, the shared Toilet & Bath, and the main living spaces is entirely step-free—ensuring absolute safety and comfort for elderly occupants.

This building is a two-storey, mixed-use development that seamlessly bridges the gap between commercial accessibility and residential serenity. The design concept centers on a modern, clean-lined aesthetic that maximizes both natural light and functional flow.

The exterior facade establishes a strong architectural presence through a balanced composition of textured surfaces and extensive glazing. The building utilizes a crisp, contemporary palette, where large windows facilitate a dialogue between the interior spaces and the external environment, ensuring the building remains open and inviting.

The interior design emphasizes warmth and sophistication. The transition from the public-facing commercial areas to the private residential zones is marked by a refined material selection—utilizing natural wood tones, textured stone accents, and sleek glass partitions. These elements work in concert to create a tactile, high-quality living experience.

Functional programming is at the heart of the design, with open-plan layouts that prioritize spaciousness and light. The living, dining, and bedroom areas are meticulously curated to offer comfort and tranquility, while common areas—such as the stairs porch and foyer are designed to be transitionary, sculptural volumes. By integrating clean lines with warm, organic textures, the building offers a modern urban typology that is both aesthetically compelling and deeply practical for contemporary living.

The design concept further prioritizes a harmonious integration of natural elements and modern structural clarity to support its mixed-use mandate. By utilizing a sophisticated material palette that balances rugged, textured stone finishes with the warmth of timber-slat detailing, the design creates a multi-layered aesthetic that is both robust and inviting. This juxtaposition of materials serves to define the building’s character as one that respects its environment while providing a premium, contemporary atmosphere suitable for both business and home life.

Spatial connectivity is a key driver in the interior planning, where the use of extensive full-height glass partitions allows light to pe*****te deep into the building’s core. The layout intentionally minimizes visual barriers, creating an open-plan flow that links the foyer, living, and dining areas to foster a sense of expansive comfort. Furthermore, the transition zones—such as the stairs porch—are treated as light-filled, sculptural passages that enhance the building's overall transparency and airy quality.

In the private residential quarters, such as the master and typical bedrooms, the design focuses on creating an intimate, sanctuary-like environment. The incorporation of subtle, warm ambient lighting integrated into wall paneling and cabinetry provides a tactile, sensory-rich experience, ensuring the interiors are as functional as they are visually arresting. This thoughtful curation of form and light establishes a timeless architecture suitable for the dynamic lifestyle of Claveria.
