(Project: 3-Storey Commercial Building)
👷 PROJECT MANAGER (Client Representative)
Key Responsibilities:
- Represent the Owner and oversee the project from pre construction through project completion.
- Manage and coordinate the design consultants, contractors, and other project stakeholders.
- Monitor project progress, quality, safety, budget, and schedule to ensure compliance with project objectives.
- Review and recommend approval of contractors' work programs, methodologies, and construction schedules.
- Lead site meetings, prepare progress reports, and facilitate timely resolution of technical and contractual issues.
- Coordinate with the Quantity Surveyor in reviewing contractors' progress claims, variation orders, and payment recommendations.
- Ensure that all works comply with approved plans, specifications, contract documents, and applicable codes and regulations.
- Monitor project risks, recommend corrective actions, and ensure timely delivery of the project.
- Oversee project handover, punch listing, testing & commissioning, and close-out documentation.
📐 QUANTITY SURVEYOR (Client Representative)
Key Responsibilities:
- Review, evaluate, and certify contractors' progress claims based on actual work completed.
- Verify quantities, site measurements, and supporting documents submitted by contractors.
- Evaluate and recommend approval of Variation Orders (VOs), change orders, and additional works.
- Monitor project costs and ensure compliance with the approved project budget.
- Prepare payment certificates, cost reports, and final account reconciliation.
- Administer construction contracts and ensure compliance with contract terms and conditions.
- Coordinate with the Project Manager, consultants, designers, and contractors on commercial and contractual matters.
-Conduct site inspections to validate completed works prior to payment certification.
