Our Executive Director, Michael Hearn, joined Colliers Philippines yesterday as a guest panelist at their Q1 2026 Property Market Briefing, a timely discussion on the trends shaping the Philippine property market.
Some key insights from yesterday's session:
• Construction costs remain under pressure. Short-term escalation of 5–15% is anticipated across key materials, with regional differences driven by logistics, material availability, and labour quality.
• Cost planning needs to be more strategic. Costs rarely return to previous levels, and avoidable overruns can still arise from unclear drawings, ambiguous contract clauses, poor sequencing, and rework. Early cost clarity and disciplined scope management remain critical.
• The sector must continue to strengthen. This means investing in skills, improving governance, incentivising performance, and advancing sustainable building practices across both private and public sector developments.
