2024 Sample construction computation.

Lot area is the area of a parcel of land.
Floor area is the sum of a building’s usable floor area that is constructed.

Example: Client A owns a lot with a size of 100 square meters, she wanted to have second floor and use the whole lot for her house.

How to compute the floor area?
100 square meter multiply by 2 (second floor) = 200sqm floor area

How much is the construction cost?
Floor area multiply by per square construction cost

Example:
Bare type: 200 sqm x 23,000 = P4,600,000.00
Standard type: 200sqm x 32,000 = P6,400,000.00

Here are the updated estimated cost of construction for 2024.

Costs may vary based on project details, size and location. Cost stated herewith are not supposed to be the final basis of the entire project’s cost, but they should be good to have a rough estimate and for budget preparation. Final costs should still be consulted with your designer or builder. Value engineering could also further lower costs.

Bare finish: from 20k to 23k per sqm
Standard Finish: from 30k to 32k per sqm
Luxury finishes: 40k to 44k per sqm
Iconic finish: 65k remains the same per sqm

E.g. A luxury finished home of 300 sqm could have a budget of 13.2Mn = 300 sqm x 44k/sqm + lot price

Prices exclude lot, design fees, furniture and equipment.
