What looks like a “cheaper” bid on paper often hides serious risks—and that’s exactly what we uncovered here.

🔍 What I did:
✔️ Validated the contractor’s submitted costs
✔️ Rebuilt the BOQ using proper Unit Price Analysis (materials + labor + equipment)
✔️ Identified missing scope items and pricing anomalies
✔️ Assessed structural and construction risks based on actual site conditions

⚠️ Key Findings:
• Underestimated steel weight – up to 1.8 tons missing → major structural risk
• Unspecified concrete strength → high probability of slab cracking
• No retaining walls in critical areas → possible soil failure
• Incomplete scope (septic tank, drainage, fence) → hidden future costs
• Overpriced tie wire by 7x → clear BOQ inconsistency
• No hauling cost → potential LGU violations and penalties

💡 Technical Risks Identified:
• inadequate reinforcement = possible collapse during seismic activity
• Poor subgrade prep = slab failure under truck loading
• Lack of proper equipment (vibrator/compactor) = honeycombing, reduced structural life

📊 Bottomline:
A lower bid does NOT mean a lower project cost.
