𝗗𝗲𝘀𝗶𝗴𝗻 𝗣𝗵𝗮𝘀𝗲! ✏️📐

Ito ang stage kung saan unti-unting nabibigyang-buhay at hugis ang pangarap mong bahay sa papel bago pa man maghukay sa site. Narito ang mga sumusunod na hakbang para tayo ay magabayan:

1️⃣ 𝗦𝗰𝗵𝗲𝗺𝗮𝘁𝗶𝗰 𝗗𝗲𝘀𝗶𝗴𝗻: Research, at pag-sketch ng initial layout ng mga paunang konsepto batay sa iyong kagustuhan at pangangailangan. Dito mavi-visualize ni architect ang iyong gustong itsura ng iyong bahay.

2️⃣ 𝗗𝗲𝘀𝗶𝗴𝗻 𝗗𝗲𝘃𝗲𝗹𝗼𝗽𝗺𝗲𝗻𝘁: Kapag nagustuhan mo na ang konsepto, magpre-prepare na tayo ng mga detalye, mula sa floor plans, elevations, hanggang sa pagpili ng finishes at mga materyales.

3️⃣ 𝗖𝗼𝗻𝘀𝘂𝗹𝘁𝗮𝗻𝘁 𝗜𝗻𝘁𝗲𝗴𝗿𝗮𝘁𝗶𝗼𝗻: Hindi lang aesthetic ang mahalaga! Dito na papasok ang mga Structural, Electrical, Sanitary, at Mechanical Engineers para siguradong matibay, ligtas, at compliant ang buong sistema ng bahay.

4️⃣ 𝗖𝗼𝗻𝘀𝘁𝗿𝘂𝗰𝘁𝗶𝗼𝗻 𝗗𝗼𝗰𝘂𝗺𝗲𝗻𝘁𝘀: Ito na ang final blueprints at technical specifications. Ito ang opisyal na gagamitin para sa barangay/city permits at ang magiging gabay ng contractor sa pagpapatayo ng iyong bahay.

Ito ang pinaka-una nating dapat gawin bago pa man simulan ang mismong pundasyon ng ating bahay.

Ito ang maiging pagpaplano kung paano sisimulan ang pagpapatayo ng bahay; ayon sa lokasyon, lawak ng lupa, budget, inaasahang disenyo, at klasipikasyon ng lupa.

Ito ang ilan sa mga panuntunan para sa ating pagpaplano:

1️⃣ 𝗩𝗶𝘀𝗶𝗼𝗻 & 𝗕𝘂𝗱𝗴𝗲𝘁: Ano bang dream house natin at pasok ba ito sa nakahandang budget natin? Dito natin ina-align ang ating expectations.

2️⃣ 𝗗𝗲𝘀𝗶𝗴𝗻 𝗧𝗲𝗮𝗺: Dito na papasok ang pag-hire o paghingi ng konsultasyon sa mga Architect at Engineer. Kailangan natin ng experts para ma-guide tayo ng tama mula umpisa.

3️⃣ 𝗟𝗼𝘁 𝗦𝘂𝗿𝘃𝗲𝘆: Kailangan sukatin ng Geodetic Engineer ang lupang pagpapatayuan. Ito ay para sigurado tayo sa boundaries natin at hindi tayo aksidenteng lumagpas sa kabilang lote.

4️⃣ 𝗦𝗼𝗶𝗹 𝗧𝗲𝘀𝘁 (Geotechnical Report): Matibay ba ang lupa? Ito ang magdidikta kung anong klaseng disenyo ng pundasyon ang kailangan para masigurong hindi guguho o lulubog ang bahaym

5️⃣ 𝗭𝗼𝗻𝗶𝗻𝗴 𝗖𝗵𝗲𝗰𝗸: Pwede nga bang tayuan ng residential building ang nabili mong lote ayon sa batas ng inyong munisipyo? Maiging makipag-ugnayan sa lokal na pamahalaan para makita kung angkop ba ang lupang pagpapatayuan ng bahay.

Kung pasado at okay ang lahat ng nabanggit (𝗦𝗶𝘁𝗲 𝗙𝗲𝗮𝘀𝗶𝗯𝗹𝗲!), maaari na tayong mag-move on sa pinakamasayang part, ang pag-disenyo ng bahay! Pero kung may problema sa lote, babalik tayo sa evaluation para masolusyunan agad bago pa kayo gumastos ng malaki.
