3 HIDDEN COSTS SA CONSTRUCTION NA KADALASANG NAO-OVERLOOK NG MGA NAGPAPAGAWA NG BAHAY

Save this bago ka mag-start ng project.

Maraming homeowners ang prepared sa materyales, labor, finishing, etc.

Pero sa actual na construction madalas hindi sa obvious expenses nauubos ang budget.

Kadalasan, lumalabas ang dagdag gastos sa mga bagay na:

1️⃣ BACK JOBS / REWORKS

Ito yung mga:

* inuulit na trabaho
* maling gawa
* kailangang baklasin at ulitin

At sa construction,
bawat rework means:
👉 dagdag labor
👉 dagdag materyales
👉 dagdag oras

At kadalasan, mas mahal pa ang correction kaysa sa tamang gawa from the start.

2️⃣ DELAYS

Ito ang isa sa pinaka underestimated na hidden costs.

Kapag tumagal ang project:

* tumataas ang labor cost
* naaapektuhan ang scheduling
* tumataas ang presyo ng materials
* humahaba ang site expenses

At habang tumatagal ang project…

👉 mas maraming unexpected expenses ang lumalabas.

3️⃣ MGA “ADDITIONAL” NA WALA SA UNANG USAPAN

Ito yung mga bagay na:

* hindi na-discuss nang maayos
* hindi included sa initial scope
* late nang na-consider habang ginagawa na

Examples:

* additional works
* revisions
* changes sa layout o finishes
* unforeseen site conditions

At kapag hindi malinaw ang planning sa simula…

dito kadalasang nagsisimulang mawalan ng control sa budget.

Sa dami ng projects na nahawakan namin over the years,
isa sa pinaka common naming realization:

ang budget problems sa construction
hindi kadalasang nanggagaling sa iisang malaking gastos —

kundi sa maliliit na bagay na unti-unting nag-a-add up habang ongoing ang project.

Kaya sa construction,
mas importante ang malinaw na planning at maayos na sistema bago magsimula…

dahil mas mahal ang correction kaysa prevention.

Day 1 at PhilSME has been nothing short of meaningful for the MAZIV team.

Today was filled with conversations with entrepreneurs, business owners, dreamers, and builders from different industries — all carrying the same hunger to grow, improve, and create something greater than themselves.

From sharing stories about construction, business challenges, expansion plans, office spaces, and future dreams, to simply exchanging ideas and energy with fellow entrepreneurs, today reminded us why we started MAZIV in the first place.

What started as a small vision years ago continues to open doors to rooms we once only prayed to be part of.

Ten years ago, MAZIV existed only in conversations, sketches, prayers, and the stubborn belief that one day, our name would stand among the brands we once looked up to.

Back then, we used to walk through events like PhilSME as spectators.
Quietly observing.
Quietly learning.
Quietly imagining.

You look around and ask yourself:
“Makakarating din kaya kami dito?”

Tomorrow, we no longer walk in carrying only imagination.

We walk in carrying ten years of sacrifice, failures, growth, pressure, lessons, trust, relationships, and countless moments where God made a way even when the path ahead was unclear.

People will see the booth.
The visuals.
The projects.
The branding.

But behind every panel of that booth are years of showing up despite fear, despite uncertainty, despite exhaustion.

Years of building when resources were limited.
Years of protecting the dream.
Years of carrying responsibility bigger than ourselves.
Years of believing that if we stayed faithful to the work, God would eventually open doors that once felt unreachable.

1️⃣ REWORKS

Ito yung mga:

2️⃣ DESIGN CHANGES MID-CONSTRUCTION

Ito ang isa sa pinaka mahal na hidden costs.

Kapag nagbago ang:

* layout
* finishes
* dimensions
* placement

habang ginagawa na…

👉 domino effect ang gastos.

3️⃣ PERMITS & DOCUMENTATION

Maraming homeowners ang hindi agad kino-consider ito.

Pero sa actual:

* permits
* clearances
* processing
* documentation

lahat ito may corresponding cost at process.

4️⃣ WATERPROOFING CORRECTIONS

Ito yung mga problemang:

* hindi agad obvious
* pero sobrang mahal kapag lumabas na

At kadalasan:
👉 correction costs more than prevention.

5️⃣ TEMPORARY UTILITIES & SITE EXPENSES

Habang ongoing ang project:

* tubig
* kuryente
* hauling
* site maintenance

Unti-unti itong nag-a-add up.

6️⃣ DELAYS

Kapag tumagal ang project:

* tumataas labor cost
* tumatagal rentals/equipment
* tumataas material pricing

👉 time itself becomes an expense.

7️⃣ POOR PLANNING

Ito ang pinaka expensive sa lahat.

Kapag kulang sa planning:

* maraming revisions
* maraming adjustments
* maraming unexpected expenses

At kadalasan…

👉 dito talaga nagsisimulang lumobo ang budget.

Sa dami ng projects na nahawakan namin,
paulit-ulit naming nakikita na ang mga budget problems…

hindi dahil kulang ang homeowners sa budget —

kundi dahil kulang ang preparation at planning bago magsimula.
