This 140 mĀ² residential project in the Netherlands is the result of what happens when design, engineering, and manufacturing work together from day one.

Working from our business partner's plans, we transformed the project into a fully prefabricated timber structure kit, manufactured at our facility and delivered ready for assembly on site.

šŸ‘‰šŸ» The exterior walls were built using a 45Ɨ195 mm Timber Frame system, incorporating dual layers of mineral wool insulation, vapour control membrane, OSB sheathing, Habito plasterboard, and a highly breathable membrane, covering the faƧade with timber cladding.

šŸ‘‰šŸ» Inside, the partition walls were produced on a 45Ɨ145 mm timber frame, combining mineral wool insulation, acoustic rolls, OSB, and gypsum boards to meet both structural and acoustic performance requirements.

Successful timber construction is defined by everything that happens before work begins on site, not just by what takes place during assembly.

In France, it involves more than just issuing an insurance certificate.
The Garantie DĆ©cennale, also known as Decennial Liability Insurance, is a mandatory 10-year liability coverage that protects building owners against major structural defects that could affect a building's stability, safety, or intended use after completion.

It is one of the key safeguards that brings confidence and accountability to the French construction industry.

What makes this even more significant is that only a limited number of Romanian companies have successfully obtained this type of coverage from a French insurer. In our case, the policy is provided by AXA France, one of France's leading insurance providers.

Obtaining and maintaining a DĆ©cennale policy as a foreign company is a demanding process. It requires strict compliance with technical standards, documented quality control procedures, proven experience, and continuous monitoring of production and ex*****on practices.
The insurer evaluates not only the finished product, but also the entire way a company operates.

At Village Seniors 2, progress can now be seen in more than just the building frames.

You can see it in the finished rooflines across all the units. šŸ˜ļø
In the faƧades, moving from technical layers to finished surfaces.
In the exterior works taking shape around the buildings.
And inside, in the rooms that are starting to feel real ā€” with walls closed, finishes installed, flooring in place and sanitary areas coming together.

Step by step, the project is shifting from assembled timber structures to completed living spaces.

For a multi-unit development, this transition matters.

It means the process is holding together beyond the first big milestone. The site teams, factory planning, technical coordination and finishing stages are all moving in the same direction ā€” with consistency from one unit to the next.

And the neighbourhood is still growing.
