Foundation completion

Here in Mbale, we are finally completing this foundation for a four(4) storey complex.
Remember, the foundation is the most important part of the structure. Here, we have ensured the right depth, applied anti termite treatment, water proofing and the right reinforcements.

BUILDING PLAN APPROVAL PROCESS & COSTS (Central Uganda)
For any construction activities to start in Uganda, plans have to be approved by the local area authority like city councils, municipalities and town councils. This is to create order and also a way of revenue collection. This avoids the inconvenience of risking demolition of your structure.
Besides, if you are to build a ugx 80M house, why not pay the fees and have peace????
To give you a picture, lets look at a 3 bedroomed bungalow sitted on a 50 by 100 plot with a floor area of 140 square metres, this is an estimation just to give you a picture of what you would pay:
Plan Fees : 1500 - 2500 per sqm ( this is the range, the mire developed an area, the more the plan fees)
Boundary wall : 1500 per metre. Now a 50 by 100 plot has around 90m all around
Structural Fees: These arepayable for any house that is above 1 floor or is intended on a very unique site.
Plate/ Property Identification Fees : 100,000
Development fees : 150000
VAT 18% is charged on the above subtotal
Inspection fees: 300,000. This fee is varies from plan to plan. Its paid in cash to the people at the council.
All the above Fees are paid to the bank EXCEPT the Inspection fees.
IMPORTANT TO NOTE:
While submitting for approval;
(I) 2 copies of the architectural drawings stamped by a registered and practicing Architect. Beware of fake stamps and cheap work as it can result into inconveniences once fake stamps are found.
(II) 2 copies of the structural plans stamped by a registered Engineer.
Once approved, 1 copy stays at the council, the second is given to the client to start construction works.
(III) For structures above 3 floors, A Geo-technical investigations report is needed stamped by a registered Engineer assessing the suitability of the site soil conditions to ably withstand loads.
(IV) Electrical and Mechanical drawings. These looks at plumbing, water heating, drainage, electrical connections etc.

DOUBLE VOLUME LIVING ROOMS.

In this modern era of modern architecture, house designs are improving day by day especially in Uganda as we incorporate more ideas and designs especially from abroad.

Among these is the DOUBLE VOLUME LIVING ROOM. This is mostly for storeyed structures. Here, we have high ceilings where the top floor slab in the living room is eliminated so we have a large open space above the living room all the way to the ceiling.

Double volume living rooms have a height of 4 to 6m from ground floor level to ceiling level. This creates spacious ambiance in the living room area.
With this idea, a person in the living room on the ground floor can easily see a person on the next floor while sitted below just the same way a person above can see someone below.

Its works well with a large space and gives a lot of room to accentuate the design like having sky lights, more natural light through upper windows, an impression of a large house and also it provides a modern feel to the house.

However, such a design needs a skilled architect and structural engineer all the way to the contractor to bring out the intended design. Look at the designs below and implementation.
