COMMON MISTAKES UGANDANS ABROAD MAKE WHEN BUILDING HOUSES IN UGANDA.

Professionally as an engineer,I had to look for reasons as to why people abroad are cheated and more so those trying to build houses.
I came up with this idea after receiving very many calls from abroad,clients requesting me to visit there construction projects,but for sure many of u abroad are cheated. You end up loosing lots of money,others after receiving the right information from me,they end up abandoning there sites.
But,here are some factor we have to look into and discuss critically.

1.SOME Ugandans abroad are to trusting.they trust their friends and relatives back home too easily.little do they realise that people do change when money is involved!
The naive and dependable uncle you left 5years ago might have been worthy of your trust,BUT this doesn't mean that he will always be trustworthy since people and circumstances change a lot.He might now be jobless and poor,and instead of using the money you are sending for your dream house,he might be diverting it for his own use.

SOLUTION:There is no harm if you want to trust your relative or friend.But have someone to monitor or check on him to ascertain that he is spending the money you are sending for exactly what you asked .

2.DELEGATING DUTIES WITHOUT FOLLOW UP
This is the worst thing anybody can do much less a ugandan abroad building ahouse back home.when you don't follow up on the tasks you have delegated,people do not take you seriously and tasks you have assigned end up not being accomplished.saying you are too busy is not avail excuse.if you do not have time to follow up with your house in Uganda,then forget about it.you are just throwing money down the drain.you should follow up every week with them by phone and they should send you detailed project updates by email every week.
The project update should include pictures of the house,budget any rises that might have happened.in addition,have someone else drop by every week to validate what they are telling you.

SOLUTION:
If you know that you can't follow up on your building project back home,it is better to keep your money in your bank account for the time to monitor by consistently calling or sending external parties (ie people you didn't send money to,but can be relied upon to tell you the truth)to monitor the project and report back to you.

3.NOT USING PROFESSIONALS
Do not use your relative instead of atrained engineering even though your relative will tell you they can perform the task of an engineer,that they can drill a borehole.tell you relatives to hire aprofessional and follow up to make sure that the professional knows what they are doing.

SOLUTION:
The best thing to do when you are trying to build a house in Uganda is you come home first and hire the professionals needed for the house.you can even have your friends and relatives search for such contractors before you arrive in Uganda so that when you get there,you are just whittling then down.while you are in Uganda,check the authenticity of the contractor and lay down all the necessary foundation before you handover the management of the project to your relatives and head back abroad.

SENDING TOO MUCH MONEY ALL AT ONCE
Because of wanting to make the plan become reality,Uganda abroad make another mistake of sending all the money needed for the construction of the house up front.
NEVER do that because most people in Uganda will be very tempted when they are in charge of $50000,even less than that amount.if you send a bulk amount at once,you are just placing temptation front of them.I don't care how trustworthy the person is.

SOLUTION
Do not send huge sums of money at once.instead,send the money gradually.for instance send money for the foundation of the building one month.after you have verified that the foundation has been completed,then send the next amount,you can verify this by sending a third party that has nothing to gain by checking if the foundation is in place before sending another amount.

4.USING PEOPLE YOU RESPECT TOO MUCH.
Since most Ugandans are brought up not to talk back or disrespect ttheir elders,it is better to avoid predertermined obstacles by not engaging with your uncles and aunts that you will not be able to question when things do not add up.

SOLUTION:
Its money-wise to engage with the right people who would listen and accept whatever suggestion you have.

OTHER HELP TIPS
5.DO NOT RELY ON PHOTOGRAPHS ALONE
Photos can be deceiving,so let them send you avideo as well,of the actual construction going on.A digital camera relatively too easy to come by.so that shouldn't be a problem

6.DO NOT BE SO SECRETIVE
Most Ugandans abroad are often very secretive about their building projects.
When they get their brothers to handle their projects,they may not inform their fathers that the brother is handling the project.
This has actually caused lots of problems for families.you should ensure that all your family members are aware of the person in charge of ur projects so each of them could serve as an eye to the other.

7.LASTLY BUT NOT LEAST.
There is considerable risk in every thing that involves money and investments.this is especially true in Uganda.you should research and ask a million questions before you decide to build ahouse in Uganda.you should be ready to have the patience of asaint because things in Uganda are done slowly,and everyday is a holiday.Be prepared to go to Uganda and see the construction your self if you feel that something sounds fishy and you cannot get a straight answer from people.as we all know money is too hard to come by,so why send it down the drain by not doing the deligent follow ups.

DAMPNES IN BUILDINGS.

Today we would like to discuss about dampness in buildings.

WHAT IS DAMPNESS.?
Dampness is the presence of unwanted moisture in the structure of a building either by the result of intrusion from outside or condensation from within the structure /building.

TYPES OF DAMPNESS.
1.CONDESATION DAMPNESS
2.RISING DAMPNESS
3.PENETRATING DAMPNESS

CONDENSATION DAMPNESS
is the most kind of damp. It is caused by moist warm air condensing on cool walls particularly in rooms that naturally generate alot of air moisture such as kitchen and bathrooms..
SYMPTOMS
-water droplets on windows or walls.
-The appearance dark moulds on walls, glass and around windows
-An unpleasant mouldy smell.

RISING DAMPNESS
is caused by ground water moving up through walls or floors to allow a little water in but it is usually stopped from causing damage by barrier called a Damp proof course or Damp proof membrane.
A Damp proof course is a water proof horizontal strip usually made of plastic or bitumen fults built into the wall at height at least 15cm above ground level.
ADamp Proof Membrane is a sheet of material that is impervious to water, which is laid underneath the floor. This should be connected to the damp proof course so that the house is effectively sealed and protected from ground water.

SYMPTOMS.
-damaged skirting boards /plaster.
-peeling paint and wall paper often with wet patches.
-Awhite powder like substance on the walls left by soluble salts dissolved in the water.
-Tide marks rising up the wall.
-if the problem is coming from the floor, you may notice floor covering lifting up.

PENETRATING DAMPNES
is caused by water leaking through walls. This type of damp may expand across your walls or ceiling but this will move horizontally rather than travelling up walks as the case with rising dampness .
PENETRATING DAMP is usually caused by structural problems in building such as faulty guttering,roofing or cracks in the walls which let water in when walls or roofs are soaked with water during heavy rain fall.
It can also be caused by internal leaks such as leaky pipes underneath the sink or bath.
You are more like to get penetrating damp if you live in an older building with solid walls.

SYMPTOMS.
-damp patches on walls or ceilings which may darken when it rains.

GENERAL AND COMMON CAUSES OF DAMPNESS IN BUILDINGS
-defective construction
-Moisture entrapped during construction
-Rain pe*******on
-Level of site
-Drainability of soil
-climate conditions
-defective orientation of buildings

METHODS OF PREVENTING DAMPNESS
-By surface treatment IE providing damp proof painting and water proof cement.
-By introducing damp proof course during construction of foundation especially in water logged areas to avoid dampness and moisture.
-Using raft foundation mostly in water logged areas.
-Proper concrete mix ratio and fine aggregates which helps to make concrete impervious.
-Adequate concrete thickness.
-Using bitumen on concrete roof surfaces.
-Mixing water proof cement with concrete.
-Using breathable paint.
-Cavity wall construction. This shields the main wall of the building on the outer skin wall.

CURE OF DAMPNESS.
-Block every leaks from internal plumbing system. IE replace damaged pipes and make sure the joints are properly sealed.
-Repair leaking water and damaged over flow down pipes.
-Repair damaged below ground drainages
-Pipe away rain water from roof out of the building either to main drain or soakway.
-Check and repair blockages to down pipes.
-Avoid trees of strong roots close to the building to stop cracks on walls and damage to pipes
-Lower the ground floor outside the building if possible.
-Opening up a building to allow air to flow in and out is important.
-Use of vents in buildings.
-Breathable or permeable internal paint to allow the dispersal of moisture from splatters wall.
