3 selections that can blow your build budget before you ever move in. 💸

1. Foundation: mono slab vs. stem wall
A stem wall runs about $3–4 more per square foot than a mono slab, and that's before any brick or stone to dress it up. Sometimes your lot requires it. Sometimes it's just a look.

2. Roof: shingle vs. standing seam metal
A shingle roof on a standard house runs around $10K. The same roof in standing seam metal can be $25K or more.

3. Flooring: LVP and tile vs. wood and marble
A house finished in LVP and porcelain tile can come in under $25K, labor and material. Go with real wood floors and marble, and you can easily triple that.

None of these are bad choices. You just need to know the cost before you fall in love with them, so your budget goes where you want it most.

Those beautiful cedar posts won't stay that color on their own. ☀️

We build a lot of homes with 8x8 cedar posts. They're one of our favorite details, and nothing beats the warmth they add to a porch.

But here's what nobody tells you: the Florida sun is brutal on natural wood. Without upkeep, cedar turns gray fast. To keep that rich color, plan on re-treating your posts every 12–18 months.

It's not a dealbreaker. It's just part of owning real wood, and we'd rather you hear it from us before you build than find out the hard way.

We just wrapped this one and we couldn't be more excited for these homeowners to move in!

Here's the part nobody sees. 👀 This lot needed real work before we ever poured a slab. We dug out 40 loads of dirt, brought in fresh, compacted fill for the building pad, and set it on a 3- to 7-course stem wall to handle the grade. And nothing went to waste: we reused the excavated dirt to grade around the house. Doing it right underground is what keeps everything above it looking this good for decades.

Those "I saved a fortune" videos usually mean one of two things:
1️⃣ They did all the labor themselves
2️⃣ They're showing a materials-only kit price, without the slab, MEP, insulation, drywall, finishes or permits

People think custom site-built homes are out of reach. This one came in under $300K, all in. 🏡

That’s not a base price with a list of extras. It includes the sitework, the utilities, a metal roof, black windows, and tongue-and-groove porches. Everything from bare land to keys in hand.

It’s 1,206 square feet of living space and 1,509 under roof, so there’s plenty of porch to enjoy. Our client wanted to right-size for the next chapter without giving up the things that make a house feel like home.

So we gave them a kitchen worth gathering in, with white shaker cabinets, granite counters, a farmhouse sink, and a big island with plenty of drawer space. Just off the kitchen is a walk-in pantry with wraparound shelves, plus a laundry room and a mudroom bench for kicking off your boots when you come in.

Those black windows look out over live oaks and open pasture, and the tongue-and-groove porches are just begging for a rocking chair and a cup of coffee. ☕🌳
