🚩 Contractor Red Flags That Could Cost You Thousands:

🚩Asks for more than 10% down — In California the legal limit is 10% or $1,000 whichever is less. Anything more is illegal.

🚩Never keeps you updated — You should be getting photos and videos throughout the entire project. Silence is a red flag.

🚩No written contract — Required by California law for any job over $500. No contract means no protection.

🚩Can’t verify their license or insurance — Check any contractor at cslb.ca.gov. A legitimate contractor will never hesitate.

🚩Their bid is way lower than everyone else — Low bids almost always mean unlicensed labor, cheap materials, or change orders coming.

🚩Cash only — No paper trail means no accountability.

🚩No address or online presence — A real business is verifiable.

🏠We were in the neighborhood doing an estimate for a client when we spotted this property with a for sale sign out front. We called the listing agent on the spot, got the green light to walk the exterior, and started running numbers right there.
