Roof Evaluation:

Perform in-field documentation of existing conditions, including roof membrane type, roof slope, detail conditions and methods of drainage. If needed, perform roof test cores to determine the existing roof system construction.

Identify, quantify and document observed defects in the roof membrane, flashings and related sheet metal components. If required, mark defects on the roof surface.

Input defect types and quantities into evaluation software such as ROOFER 2.1 and BUILDER 2.2, Calculate estimated remaining service life of individual roof areas and recommend corrective action.

Develop a complete report detailing existing conditions and defects for each roof area, a roof plan, and and procedures for corrective action based on all available information.

Roof Design and Management Assistance:

Perform a site visit. Collect design data, including a roof plan showing the location of roof top equipment,
penetrations and roof drais/scuppers; freehand sketches of existing detail conditions, measurements and
photographs.

Conduct an environmental impact evaluation. This work includes identification, assessment of condition
and sampling of suspected regulated materials for testing by an accredited laboratory.

Perform test cuts into roof membrane and flashings. Document existing roof construction and detail conditions.

Using collected data, develop bidding documents utilizing software such as Microsoft Office and AutoCAD.l
Consult as necessary with roofing manufacturers to ensure compliance with manufacturer requirements.

Assist during the development of an Invitation to Bid and Advertisement for Bid. Assist the contractor
screening process.

Initiate and participate in the pre-bid, pre-constructin and/or job progress meetings.

Assist during bid analysis, bid recommendation and contractor interview and selection. Review contractor
submittals for conformance with the contract documents.

Construction Monitoring:

Ensure contractor work conforms to construction document requirements.


Document daily work activities. Prepare a roof plan depicting location of work. Prepare a daily field report. Provide photographic documentation of daily activities.

Document any issues arising during construction. Communicate issues to designer and contractor; assist in resolution of any conflicts or issues.

Act as an on-site representative to the designer. Facilitate overall communication between all parties.

Assist review of change order requests and contractor certificates for payment.

Assist the preparation of project close-out documentation.
