Waiting for equipment to die before replacing it.

Last year, I was on a rooftop with a facility manager who pointed out a 20‑ton RTU that kept giving them headaches.

The unit was old. Really old.

The unit had already gone through:
> Two compressor replacements
> Several refrigerant leak repairs
> A failed blower motor
> Repeat electrical issues

So I asked: “How much have you spent on this unit in the past year?”
