You can have a healthy rooftop unit and still lose cooling before it reaches the space. The ductwork is where a lot of it goes.
Loose connections, crushed flex runs, and gaps at the plenum let conditioned air escape into ceiling cavities. The unit runs longer to compensate, the far offices never quite cool down, and the bill climbs for air nobody's breathing.
It often shows up as a comfort complaint, not a mechanical one, which is why it gets overlooked. The fix usually starts with checking the distribution, not just the equipment.
If one zone is always fighting the thermostat, the duct run is worth a look.
