8 Signs itâs time to replace your Roof
American Eagle Remodeling has replaced thousands of roofs over the years and the one question we get asked the most is âhow do you know when itâs time to replace your roofâ. While this is a good question itâs not always easy to answer. Your roofing system is very complicated. Some factors that may contribute to whether your roof will need to be replaced are, the age, materials used and craftsmanship of the installer.
Here are some tail tell signs that it may be time to have a professional come out and inspect your roof.
1. Your roof is buckling. If you roof is buckling this could be a sign that there is serious damage to the deck sheathing of your roof.
2. There is a leak. Leaks can range from minor to sever but all need to be addressed as soon as possible.
3. Missing shingles. It always surprises me when I drive by a house and I see 10 or 20 shingles missing. Missing shingles can lead to a very expensive leak. Never wait to call out a professional if you have missing shingles.
4. Missing granules. To protect and extend the life of your roofing shingles, manufactures add granules to the top of the shingle. When you start to notice an excessive amount of missing granules and you can see the mat of your shingle, itâs time to have it check out. More than likely your roof is nearing is usable life and may need replaced. A good way to find out if you have an excessive amount of missing granules is to check your gutter. If you have a pile of granules in them, get the roof checked out.
5. Missing material around the chimney, vent pipes and other penetrations.
6. Blistering or curling shingles. Being in the roofing business for over 2 decades you see a lot of mistakes. One of the main mistakes is an improperly vented roof. If your roof is not vented properly it will shorten the usable life of the shingle, cause blistering and curling of the shingles and make your attic unbearably hot. If you noticed any of these signs, check to see if you have a ridge or gable vent. If you donât, its time to have your roof replaced.
7. You just had a Hail storm that damaged your car. Hail damage is a very difficult thing for homeowners to spot themselves. If you had a hailstorm and it was strong enough to damage your car, you should have a professional roofer come out to inspect your roof. If there is damage to your roof it could get worse and eventually you could have a leak. Not to mention, if your roof is damaged most home owners insurance policies will pay to replace your roof.
8. Staining on the ceiling of your attic. This is an obvious sign of trouble and needs to be addressed in a timely manner.
