Attention to Detail: Part 2 - The Dark Side!
As promised, today I have some photos to illustrate how poor attention to detail can cause expensive issues for a homeowner months and years after completion of a project. While there are plenty of examples of bad cosmetic attention to detail, the more important ones happen where no one can see once the finishes go on a house.

1. An attempt at sealing around these pipes was made, but it was more for show than anything. This leaves gaping holes in the home's barriers and allows outside air, moisture, and bugs easy access into the home.

2. Improper/sloppy application of window wrap/water barrier means that it is only a matter of time before leaking water around this window gets into the house to cause mold/rotting issues.

3. Here the builder has stepped up by using higher quality materials and systems than we saw in the first two photos, but sloppy application of the flashing tape (they did NOT "Roll the Tape") will lead to leakage and early failure.

4. Another example of an installer that was using great materials, but was in a rush and did not bother to clean and apply the system properly. This tape will do more damage than good as it will let water in and trap it, accelerating rot.

5 & 6. Here we have a very high end home where a lot of was done right, but getting in a hurry at the end left a large gap of sheathing exposed to the elements for years.

7 & 8 Show some of the results of poor attention to detail like those we saw in the first 6 images.

7. Here an owner noticed the paint failing near a wall speaker near the ground of the 1st floor of their home. On inspection, there was mold and wet open cell foam that was traced to a leak due to bad flashing tape on the 2nd story. The foam hid the leak for a long time and allowed it to travel down a floor and around a corner.

8. Poor waterproofing and a lack of planning of landscaping lead to some pretty serious leaking and rotting on this home.

So what is the solution to avoid issues like these and make sure you get the good details on your home? Make sure you have the right design, correct materials, and attention to detail when it comes to the install.

It will make or break a project!
Here I have 3 images to illustrate getting it right:

1. The backsplash plug on a leathered granite outdoor kitchen. The stock while plug and cover plate just stuck out like a sore thumb here, and colored options were not much better. One of the skilled craftsmen with J and V Painting knocked it out of the park by hand painting each one to match the stone around it.

2. The 100 year old Ludowici tile on the roof of a remodel project. It was carefully crafted to give the feel of a weathered shingle roof with slight variations in the shape and finish of each tile. Even 100 years later the roof is in great shape!

3. Something as small as the stair dust corners on this 1880s historic home. They are a small added detail that enhance the beauty of the home and make life for the owner easier when it comes time to clean the stairs.

Dream Garage Time!

Comment with what your dream garage would have.

For me, it has to have a dedicated fabrication and woodshop, and be big enough for my wife's 20 foot, lifted SUV.

This photo is of a 5 car, extra long and tall garage with some unfinished space above for storage, a game room, and a bathroom to be completed down the road. The coach lights, cobbled pave driveway, slate roof, and custom garage doors all help this oversized garage feel right as part of a French styled home built in Fort Worth.

After years of remodeling homes, in 2017 Bobby Flores (President of Fiori Homes) started building homes with a production home builder.

"Our team was given these challenge coins at the start of 2020, along with Jocko Willink's book, and we were challenged to take extreme ownership of our projects and role in the company. I took it to heart and started to push harder to be the best builder I could be.

It wasn't long before I realized that I had outgrown what I could do with that company and needed to leave to be able to build to a higher standard. I moved into running the construction and operations for a luxury home building, remodeling, and restoration company for several years, until I again realized that to take Extreme Ownership of how the company and projects were run I had to truly become the Owner."

In 2023 Fiori Homes was founded out of that desire to be the best home builders possible and to take Extreme Ownership: treating client's home building project as if it we were building it for ourselves.

The transformation of a kitchen.
Kitchens used to be a place of utility that was typically small and hidden away from the rest of the house. One of the challenges in remodeling an historic house is that now kitchens are a social gathering place for family and friends; we want large open kitchens to live in!
These photos are the final stages of a tasteful remodel and addition that allowed for some much needed opening of the small kitchen, turning it into a place to create memories!
