Attention to Detail: Part 2 - The Dark Side!
As promised, today I have some photos to illustrate how poor attention to detail can cause expensive issues for a homeowner months and years after completion of a project. While there are plenty of examples of bad cosmetic attention to detail, the more important ones happen where no one can see once the finishes go on a house.
1. An attempt at sealing around these pipes was made, but it was more for show than anything. This leaves gaping holes in the home's barriers and allows outside air, moisture, and bugs easy access into the home.
2. Improper/sloppy application of window wrap/water barrier means that it is only a matter of time before leaking water around this window gets into the house to cause mold/rotting issues.
3. Here the builder has stepped up by using higher quality materials and systems than we saw in the first two photos, but sloppy application of the flashing tape (they did NOT "Roll the Tape") will lead to leakage and early failure.
4. Another example of an installer that was using great materials, but was in a rush and did not bother to clean and apply the system properly. This tape will do more damage than good as it will let water in and trap it, accelerating rot.
5 & 6. Here we have a very high end home where a lot of was done right, but getting in a hurry at the end left a large gap of sheathing exposed to the elements for years.
7 & 8 Show some of the results of poor attention to detail like those we saw in the first 6 images.
7. Here an owner noticed the paint failing near a wall speaker near the ground of the 1st floor of their home. On inspection, there was mold and wet open cell foam that was traced to a leak due to bad flashing tape on the 2nd story. The foam hid the leak for a long time and allowed it to travel down a floor and around a corner.
8. Poor waterproofing and a lack of planning of landscaping lead to some pretty serious leaking and rotting on this home.
So what is the solution to avoid issues like these and make sure you get the good details on your home? Make sure you have the right design, correct materials, and attention to detail when it comes to the install.
