This week we toured the Basilica of Saint Lawrence's Phase 1 restoration with Construction and we left with a clearer understanding of what serious preservation looks like.

Blum's team was clear about their north star: water management. It's the primary threat to the building's longevity and it's being addressed systematically, from the copper dome to every detail of the masonry and roofing systems.

Fresh lumber comes in at 15-19% moisture. That sounds technical, but here's why it matters to YOU:

We wrapped framing at Lux Nova in Fairview this week, and now we wait.

Lumber shows up on site holding 15 to 19% moisture. We won't hang a sheet of drywall until it's under 15%. That means fans, dehumidifiers, and a moisture meter — and a few weeks where it looks like nothing is happening.

It isn't nothing. Wood that's still wet behind drywall shrinks and twists as it dries, and everything nailed to it moves along with it. Cracked trim and nail pops six months after you move in usually trace back to a builder who didn't wait.

This part isn't glamorous. It's just the difference between a house that holds up and one that doesn't.

There's a sound you forget exists until you hear it again.

Wind through the trees. A creek you can't see but can follow by ear. The kind of quiet that isn't empty.
