Freedom was built by people who gave everything for it. This Fourth of July, we're thinking about the men and women who served, and the families who stood behind them.

Independence Day is worth celebrating, but it's also worth remembering what it cost.
At 345 CARES, that respect shows up in the work. We partner with Atlanta nonprofits to build homes for veterans, because showing up with a crew and a foundation is one way to say thank you that actually lasts.

🎉 100 homes. Let that sink in.

This property at Ridge Top marks the 100th home 345 CARES Construction has completed in partnership with Atlanta Neighborhood Development Partnership (ANDP) — 100 homes restored for affordable housing in and around Metro Atlanta. 🏡
And this one came with a story. 🔥

See that back door and the charring up the side of the house? That was a grill fire — grill parked right up against the siding. It got so hot it traveled into the soffits, ran up the rafters, into the main body of the house, and torched the attic. Fast-moving and total.
⚠️ Let that be your reminder: keep your grill AWAY from the house. One cookout can cost you everything.

The good news? This home has great bones from the foundation up. It's already been gutted to the studs, so we'll pop the top, reframe the roof, and put the whole thing back together the right way.

100 down. Many more families to serve. Here's to the next 100. 🙌

Another one secured. Meet our newest acquisition in Lithonia.

Tucked on a quiet cul-de-sac corner lot with mature trees, a classic brick front, and tons of natural light, this well-cared-for ranch is about to get a second life — and it’s going straight into ANDP’s affordable housing program.

The scope here is mostly cosmetic, so this is a lighter lift for our crew:

✅ Fresh paint inside and out
✅ New windows
✅ Refreshed utilities

Beautiful backyard, a little storage shed, solid bones. We’re aiming for a 30–45 day turnaround so we can have this home back on the market by mid-summer — right before families are settling in for the new school year.

When we took on this home in Kennesaw back in mid-March, it was nothing but red Georgia clay and a set of plans.

Today it has a foundation. Walls starting to rise. A floor you can stand on and picture exactly where the kitchen table will go.
That is the part of this work I never get tired of.

A single family home does not come together by accident. It comes together because of a team that shows up early, works through the heat, and treats someone else's future like it matters. Because it does.

I am proud to say we are ahead of schedule. But what I am most proud of is how we got here. No shortcuts. No corners cut where nobody is looking. Just honest work, done right, one block and one beam at a time.

Somewhere out there is a family who will pull into this driveway one day and call it home. They will never see the long days or the early mornings. They will just feel that it was built to last.

That is the standard at 345 CARES. And it is one we will never lower.

Most GCs hand you a final invoice and call it done.

Your asset manager needs more than that. Lien waivers. Certificate of insurance on file. Bonded paperwork. Permit close-outs. Inspection sign-offs filed by unit.

Most of what you've been told about replacement windows in Georgia is wrong.

Myth one: 'Triple-pane is the gold standard.' In Georgia's climate, double-pane with a good Low-E coating outperforms triple-pane on cost, weight, and frame stress. Triple-pane is built for Minnesota, not Marietta.

Myth two: 'Vinyl is cheap.' Quality vinyl frames outlast aluminum in our humidity by a wide margin. The price tag has nothing to do with the engineering — and the lifetime cost on a good vinyl window is often lower than wood.

Myth three: 'New windows pay for themselves in five years.' Sometimes. Usually not. The honest answer is that new windows are a comfort and resale upgrade with an energy benefit, not a pure ROI play. Anyone who promises you a five-year payback is selling, not advising.

Myth four: 'You have to replace every window at once.' You don't. Phasing window replacement room by room is a real strategy. Worst-performing windows first.

The point isn't to talk you into windows. The point is to give you the same answers we give the property managers we work with — straight.

Public service announcement for Atlanta homeowners.

After every major storm in Metro Atlanta, the storm chasers roll in. You know the type — out-of-state plates, a magnetic sign on a pickup, knocking on doors offering 'free roof inspections.' Some of them are decent. Many are not.

A few rules that have saved our clients real money:

Never sign anything in your driveway. Not an inspection authorization, not an 'assignment of benefits,' not a 'contingency agreement.' Read it inside, slowly.

A real licensed contractor in Georgia has a license number you can verify on the Secretary of State website in under two minutes. Ask for it. Verify it.

Insurance does not require you to use the contractor your adjuster recommends. That's your decision.

If a contractor's roof inspection 'finds damage' that your insurance company didn't catch, get a second opinion before you file a claim. Filing a denied claim affects your premium for years.

The right contractor will give you a written scope of work and a real proposal before you commit to anything. Anybody pressuring you to decide today is filtering for desperation, not service.

Storms don't slow down for spring in Atlanta. Neither should your homework.
