Understanding Residential Development Limits in Austin, Texas

The City of Austin site development regulations can be found in section 25-2-492 of the Land Development Code. These regulations limit the location and size of man-made structures on a lot.

Setbacks are the minimum required distances between a building and the property line.

They create a “required yard” that must stay open to the sky, with limited, code-approved encroachments such as small projections, low steps or stoops, landscaping, etc.

Setbacks exist to keep buildings safely separated from streets and neighbors, accommodating fire and emergency access, drainage, and privacy requirements.

Impervious cover refers to all surfaces that prevent water from soaking into the ground.

This includes concrete driveways, roofed structures, sidewalks, etc. and excludes things like pool water, rain water cisterns, gravel, and access ramps.

Impervious cover limits exist to reduce flood risk, manage stormwater, prevent heat islands, and protect water quality.

Building cover refers to the total footprint area of all structures covered by a roof.

That includes houses, sheds, porches, and building overhangs.

This does not include incidental roof overhangs.

Building cover limits exist to control the physical footprint of structures on a lot, preserve open space, and maintain a cohesive neighborhood character citywide.

Gross floor area refers to the area of all enclosed spaces with a ceiling height over 6ft, and should include spaces on all levels.

This may or may not include partially enclosed areas like porches or garages, depending on the final use of the lot.

Gross floor area limits exist to control the overall size and volume of buildings relative to their lots, prevent excessive bulk, and protect the scale, density, and character of specific neighborhoods.

Understanding your property's development limits is crucial to the success of your project.

Construction is underway on a comprehensive remodel and addition to this 1980s mid-century residence.
The project includes a lower-level expansion with a new bedroom and bath, a reconfigured and enlarged kitchen with a walk-in pantry, and a skylit office providing a quiet, light-filled workspace.
The master suite will be expanded to include a generous bedroom, walk-in closet, and a spacious wet-room style bath with both tub and shower.

We’re grateful to be working with the talented team at Bes Builder—knowing they are leading the construction efforts gives me full confidence the project is in capable hands.
