On multifamily and HOA properties, elevated walkways carry your residents every single day. They also carry your liability.

Look for soft spots underfoot, rusting or loose connections, railings with any give, and standing water where the coating has worn through. Anything that moves when it shouldn't gets documented and addressed.

This is one inspection worth putting on the calendar and keeping there.

Here's the thing about deferred maintenance. It doesn't go away. It compounds, quietly, and then it sends you an invoice with no warning and no leverage.

Dry rot rarely announces itself. It starts at a failed sealant joint, a tired flashing, or a gutter that's been overflowing for two winters. By the time it's visible, it's structural.
Our rehab crews open it up, repair it properly, and close it back in so it stays closed. No shortcuts hidden under fresh paint.
