Second Floor Conversion & Structural Renovation

The project began on the recommendation of an interior designer who knew our approach to detail. The house had potential, but almost half of the second floor was uninhabitable, and the first level required structural optimization.

📍Mercer Island, WA — a complete transformation

An IT couple from California entrusted us with a bold idea: to transform an outdated house into a modern, functional space and make it a profitable investment.

🖇️In this project, we carried out a colossal amount of work: from structural reinforcements and the construction of a second floor to subtle interior design details. This was not just a renovation, but a complete reconstruction of the house with a well-thought-out strategy and clear control at every stage.

- We removed walls, reinforced structures, created an open space with a large kitchen and living room. The master bedroom received a luxurious bathroom with a walk-in shower and a dressing room, and we added a laundry room and guest bathrooms.

🔥 The boldest decision was to build a second floor from scratch. It features a spacious bedroom, a bathroom, storage, and a cozy reading nook by the window.

Outside — new panoramic doors to the patio, landscaping, and a modernized garage. The house’s area increased by almost 80%, and thanks to strategically starting work before the final permit, we completed everything in 8 months.

📍The client approached us after seeing the basement we transformed for her friend. But this time, the challenge was bigger — to completely redesign the main floor.

▪️We dismantled the partitions, opening up the space. Now the kitchen flows seamlessly into the spacious living room. We restored the original wooden floorboards and covered them with a protective layer — preserving the authentic character of the home.

◾️The electrical work was done „”from scratch””: new lines, additional outlets on the island, well-thought-out lighting. And the kitchen design became the focal point: deep blue on the facades, contrasting white beams on the ceiling, and panoramic windows that flood the interior with light.

A special source of pride is the fireplace. We found identical antique bricks, hand-cut them, and carefully restored the masonry so that the fireplace looks cohesive and authentic, without any signs of falsification.

From Wasted Space to Dream Entryway & Bedroom

This 1973 home had a massive family room that hadn’t been used properly in years. Our challenge? Turn it into something truly functional — without compromising design or comfort.

🔨 We removed the oversized fireplace to free up space and created:
✔️ A modern cozy bedroom
✔️ A spacious foyer with separate entrance, storage, and panoramic views
✔️ New insulated flooring with a freshly poured screed

📐 One of the biggest challenges? The original panel construction didn’t meet current codes. We worked closely with the city, explained every detail to inspectors, and in the end — got full permits and even compliments from them on the quality of our solutions.

🏡 Converting a basement into a living space

The client requested to renovate the basement, which did not meet the standards: low ceilings, outdated laundry room, and lack of residential status. We deepened the foundation and poured a new concrete base to ensure the necessary ceiling height and comfortable space.

⚙️ Special attention was paid to engineering solutions: after diagnosing the city sewer system, we implemented a lifting system for stable drainage, as the floor level was lower than the city utilities.

The result:
▫️A spacious home office/guest room with an emergency exit
▫️A modern bathroom with a walk-in shower
▫️A new laundry room
▫️Access to the workshop + preparation for a sauna

🏠 How to remove a fireplace without destroying your home — and gain more space, light, and functionality

🖇️When a family from Bellevue approached us, they had a clear request:

Remove the large two-story fireplace that took up too much space and free up more space for their child — so that they would have more room to play and move around.
The solution was to carefully dismantle the fireplace and chimney without touching any load-bearing structures.
We restored the ceiling and floor on both floors as if the fireplace had never been there.

We also carried out work in:
🚿 the bathroom: we completely transformed it — it became bright, modern, and functional
🍽 and the kitchen: the main goal was not to touch the kitchen, but to refresh it. We kept all the cabinets but updated the facades — repainted them in a new shade, which added freshness and modernity

📍 Second-floor reconfiguration — no increase in area, but with maximum effect.
In a 1994 house, we completely rethought the layout:

• Combined space and created a bright guest room
• Transformed the living room into a master bedroom with a bathroom and wardrobe
• Added a separate study with natural light
• Updated 2 bathrooms and installed a spiral staircase

✔️Now there are 2 master bedrooms, a study, and a spacious guest area.

The project took 5 months with full support: from architectural plans to final finishing.

🚿 Two outdated bathrooms — transformed into comfortable, modern spaces without increasing the house’s footprint.

Our client — a senior executive in the hospitality industry,— approached us with the task: to update the bathrooms in their 2300 sq. ft. house, making them comfortable and stylish, without exceeding the existing layout.
An additional challenge: the entire family continued to live in the house during the renovation, which required us to be especially careful, prudent, and mindful of safety at every stage to maintain their comfort.

🛠 We:

• Removed unnecessary partitions
