I'm posting this in an effort to point out the problems created and the huge, unnecessary liability Home Inspectors take on by providing more information regarding the foundation than required. Even worse is often the information they are providing is incorrect. Some examples of what I routinely am hearing regarding the foundation like pointing out the success or failure of of previous repairs. In the last few years when I arrive at inspection the buyers and Realtors have information provided by their Home Inspector as too what walls need to be repaired or what method of repair will be required and how much the repairs will cost. Most of my foundation inspections follow the Home Inspection. This provides me a unique oppertunity to hear what the buyers and Realtors have to say about the Home Inspection. Some of the more seasoned Home Inspectors know I've always have gone out of my way to protect Home Inspectors from being included in litigation involving foundations. I make it a point to wave the inspectors flag during my inspection. I make every effort to provide the buyers with the comfort level to move forward and leave my inspection thinking highly of the inspector and his report as it applies to the foundation. My ability to accomplish that goal is becoming increasingly difficult and time consuming in the last few years. The number of my foundation inspections I felt were unnecessary due to the misinformation on the part of the Home Inspector continues to grow at an alarming rate. I recently performed an inspection where the inspector condemned the previous repairs and went so far as to inform the buyers what repairs will need to be performed on the foundation. The Realtor include this inspectors recommendations in her amendment to the sellers. The last thing Realtors want, especially this far along in the transaction, is more work. After I informed everyone no repairs were needed rather than being happy about the good news, they were very upset about there wast of time and money. The Realtor informed me of her disappointment with an inspector she has used many times. She made it perfectly clear that she will never use him again. Worse, she was going to make sure everyone in her office was aware of the problems the inspector created. If your an inspector whose wondering why a Realtor has stopped referring you, I can honestly tell you that it's bad enough to provided more information than what's required, imagine the ramifications from providing the wrong information.
