Waterproof Coatings - Not all coatings are formulated the same way. Some may be harder, others may be softer. Some may have minimal flexibility while others can have up to a 900% elasticity factor. When waterproofing a project in a northern climate like Minnesota, you need to take into account that temperature, water and other factors that are going to wreak havoc on your exterior surfaces over time. If your ground moves slightly, the coating needs to be able to adjust accordingly without cracking or breaking.

Our most recent project brought us to an apartment complex that has an underground parking garage. This building is over 40 years old and needed to seal the patio surface which rests right above the underground parking garage. They were having leak issues throughout the whole garage with 98% of those issues coming from overhead.

This was a thick two coat application with a quartz sand broadcast added for non-slip considerations. To help improve the effectiveness of the coating, we caulked the perimeter of the building and coated over it and up the vertical a couple of inches to ensure that nothing could "sneak through the cracks". In the end, we have a completely sealed and water-proofed surface that the residents can park underneath all year long without issue. Up top, the residents got back on the surface 12 hours after the final coat was applied in 50 degree weather the day earlier.

Today we are showing you two different epoxy flooring applications. The first is what we call a "Partial Flake Broadcast" epoxy floor. The second image is referred to as a "Full Flake Broadcast" epoxy floor. There is no right or wrong solution when picking the finish for your floor but there are products and systems that lend themselves to applications more so than others.

You would think this is simply a decorative choice base on your design preferences, but more often than not, home owners and business owners alike should be using a "Full Flake Broadcast" for a few important reasons. Most importantly is that the full flake broadcast system helps minimize and hide any imperfections on your surface. Even newly poured concrete often has flaws that need to be addressed during the prepping and application phases of your project and this system will hide those flaws giving you the appearance of a much more even surface than if the flakes were not present.

Another key reason is because this helps disguise any dirt or debris that is tracked onto the surface. It's inevitable that dirt, leaves, grass and even chemicals like salt are going to end up on your surface. The coatings themselves will protect against the chemicals and will keep your floor stain-resistant but it is the flakes you are applying which truly hide the day to day invasions of dirt, leaves, etc.

One additional reason the full flake system may be a better fit for you is because it is easier to keep uniform during the application phase. These flake combinations are pre-mixed and applied by hand. To achieve a full flake system, you need to apply more flakes than the coating can handle. You will come back the next day and sweep the excess flakes up and then roll on your clear coat finish to seal everything in place and protect the look of your floor.

This isn't to say a partial flake system is wrong for you. Often, these systems appear less "busy" and that is a preference that many may have. If you have a surface that is very level and damage free, you will have less need to "mask" any imperfections since there will be so few of them. It is more challenging than you can imagine to broadcast a partial flake finish evenly across a surface. You will end up with some areas that have a higher concentration of flakes than other areas which appear more "bare" or less concentrated. Another issue occurs when you have two or more different flake finish colors in your premixed flake kit. Sometimes, your eye will pick up that there are slightly more white flakes than gray flakes or black flakes or vice versa when you are only sprinkling them sparsely. If you are one of those people that spot imperfections easily or are distracted by an uneven surface or a non-uniform flake distribution, you may find that a partial flake system irritates you in the long run. Stick with a full broadcast. I have found that 80 lbs of flake can cover up to 1000 square feet or surface. When ordering, try to account for an additional 20% to make sure you have more than enough for your application. As always, call the experts when in doubt. 952-888-1488.

Durall's low cost test kit provides our customers with the confidence that our products will meet the tests of both durability and ease of application.

The test kit may be purchased in any color available. It includes enough epoxy to do two coats on a little over 40-sq. ft. of bare concrete, along with the recommended cleaners, applicators, and step-by-step instructions. While materials for repairing cracks and holes are not included in the kit, Durall does have those available. Although these newly applied epoxy floors don't fully cure for about four weeks, they are at 90% hardness in seven days. Besides durability, these kits allow examining how well the color choice fits in to the surroundings. Also, the skid resistance of shiny floors and compatibility with lighting and other factors can be experienced firsthand.

This kit of is available in the Dura seal 400 epoxy product line. Note that this line does contain solvents, which emit a strong odor for 7 to 10 hours until cured. If an application is needed where odor cannot be present and/or if the uneven surface needs to be brought back up to level, we would recommend trying out the Dura Poxy hundred-percent-solids epoxy line. This kit price is also $50, but produces about half the coverage which would mean two coats on about 20 sq-ft. of surface. However, because there are no solvents, pits and irregularities in the floor can be filled with this liquid finish. Of course, the more volume needed to fill imperfections, the less square footage will be covered. In addition, this coating requires about 12 hours for each applied coat to cure. It is of course important for both epoxy products to be stirred at least 200 strokes to assure that the product will harden properly when on the floor.
