🟢 Lee County — Most Flexible
🟡 Collier County — Moderate Restrictions
🔴 Cape Coral — Most Restrictive

✅ Lee County
• Most ADU-friendly
• Up to 900 sq. ft.
• Full kitchens allowed
• Long-term rentals permitted
• Great option for multigenerational living or rental income

⚖️ Collier County
• ADUs allowed in many areas
• Can often be larger than Lee County’s
• Long-term rentals only
• Additional lot size and zoning requirements may apply

🚫 Cape Coral
• Most restrictive
• Rentable ADUs generally limited to large Residential Estate (RE) properties
• Most standard residential lots are limited to guest houses
• Full kitchens are typically not permitted in guest houses

The biggest takeaway?

A property that qualifies for an ADU in Lee County may not qualify just a few miles away in Cape Coral.

Before an ADU can be permitted, several site-specific requirements must be reviewed. For this project, one of those requirements was verifying that the existing septic system serving the main home had sufficient capacity to accommodate the additional dwelling.

Working through that process with the Health Department during permitting helped ensure everything was approved upfront and avoided costly surprises later in construction.

Every project has details happening behind the scenes long before construction begins—and proper planning helps keep the build moving forward smoothly.
