Exterior pest control usually gets attention after someone notices a problem.
• A tenant sees activity near an entrance.
• An employee reports something around the building.
• A customer spots it before the property team does.
That is reactive property management.

A better approach is to include exterior pest conditions in the same proactive property reviews you already use for landscaping, lighting, irrigation, and maintenance.

The goal is simple:
Find small issues before they become someone else's first impression.

Rubicon helps property teams stay ahead of exterior conditions instead of waiting for the complaint.

Fall is a good time to look up.

Trees can fade into the background when everything looks healthy, but they remain a major part of how a commercial property looks, functions, and feels.

Before winter, take a closer look at:
• Branches over walkways and parking areas.
• Dead or damaged growth.
• Clearance around buildings and signage.
• Trees that appear stressed or unbalanced.
• Areas that may need attention before winter weather arrives.

Proactive tree care is easier to manage than waiting for a visible problem.

See it early. Plan it early. Handle it deliberately.

The first snowstorm is the wrong time to start figuring out your snow plan.

Before winter arrives, property teams should already know:
• Who is responsible.
• What areas take priority.
• How communication will work.
• What happens when conditions change.
• Who makes the call when something needs attention.

A good winter plan removes questions before the pressure starts.

Rubicon helps property teams prepare ahead with a more predictable, accountable approach to snow and property care.

Winter operations start before the snow does.

Per-push snow billing makes every storm a new budgeting event.

Light storms may feel manageable. Heavy winters can create budget pressure quickly. The property still needs safe access, clear expectations, and reliable communication either way.

A fixed-rate snow plan spreads payments across equal monthly invoices and establishes service expectations before winter begins.

That gives property teams:
Better budget clarity
Fewer seasonal surprises
A defined operating plan
Consistent service expectations
Less pressure to react one invoice at a time

The strongest winter plan is not built after the forecast changes. It is built before the season starts.

Thank you, BOMA Utah, for another great golf tournament at Thanksgiving Point!

We had the chance to sponsor a hole this year, and honestly, the best part wasn't the dirty sodas or the tumblers (though those were a hit) — it was the people. Catching up with familiar faces, meeting new ones, and hearing what property teams across Utah are working on right now. This industry is full of good people, and days like yesterday are a great reminder of that.

So thank you — to BOMA Utah for putting it together, and to everyone who stopped by our hole to say hi. We're already looking forward to next year.

4 signs your building needs paint

Your building is telling you it needs paint. Are you checking?

Most property teams find out from a tenant complaint or an ownership walk. By then, you're already behind.

Here's what to check on your next lap around the property:
• Chalking — run your hand along the wall. White residue means the finish is breaking down.
• Hairline cracking — looks cosmetic, but it's letting moisture behind the surface right now.
• Color shift on sun-facing walls — south/west exposures fade first and fastest.
• Caulking gaps at trim and joints — usually fails before the paint itself does.

Two minutes on your next walk-through could save you a much bigger bill next year.

"You're Not Managing a Property. You're Managing Vendors."
Removal crew. Install crew. Fertilizer crew. Irrigation tech. Someone to notice when it's not working.

For one flower bed.

If fall planning means five phone calls and five different people who each own 20% of the job, you're not managing a property — you're managing a vendor list. And when something falls through the cracks, guess who's the one fielding the "what happened to the flowers" email.

The fix is one team that owns the whole transition, start to finish. Not five follow-ups. One call.

That's the whole idea behind the Premium Fall Program.

An irrigation schedule can be running exactly as programmed and still be wrong for the property.
Weather, rainfall, evaporation, soil conditions, and seasonal demand keep changing. A schedule built around old assumptions can create runoff in one area, stress in another, and unnecessary water use across the site.

Better water management starts with visibility into:
• Irrigation performance
• Flow rates
• Leaks
• Runtime
• Weather adjustments
• Unusual usage patterns

That information helps property teams address the cause of a problem instead of waiting for visible turf stress or a billing surprise.

Rubicon Water Guard helps commercial properties improve irrigation efficiency and make more proactive operating decisions.
