What a transformation! Same home we have been doing things to for the last 2 years on and off. We have redone 95% of this home. 100% of the basement was redone, all the bathrooms, the kitchen, and an entire paint job inside and out. All of the walls, all of the trim, all of the cabinets and of course all of the stucco on the front of the home.

Little deck repair and pergola build. Had to replace the twisted posts, add new footings, rebuild the rails. Then we added the pergola for the nightly rental guests to have some shade and privacy while enjoying the hot tub. They wanted to go with prestained lumber on the pergola so we stained it all to match after the fact.

We also replaced all the flooring inside and the kitchen sink from a standard split stainless sink to a deep black composite sink.

The covered area with no rails will be screened in with rails incorporated in the screen framing.

Here we have a 6’ shadow box privacy fence the clients decided to go with a pressure treated pine that comes pre-stained. The difference in pre-stained lumber to green treated lumber was less then $400 on this particular job. Great choice in my opinion it matches the neighbors fence pretty well, and that’s cheaper Than the materials alone to stain a new fence. We used 6x6 posts for the hinge side of our gates to prevent any bowing or warping of posts and we just love the Adjustagate steel gate frames they are that perfect product for a long lasting gate that the home owner can easily fix the inevitable sag over time with the turn of a turn buckle. EDIT with some updated photos. We are doing one more touch to the wet bar area with the rest of the black walnut slab that did the mantel we are going to make a floating shelf over the sink so that is in the works right now. Other than that the basement is complete on this one.

Here’s a basement remodel we have been working on for a while due to the mold remediation, and everything that goes into it but we are nearing the end. All that’s left to do is put in a tile back splash, and paint EVERYTHING! Will update when it’s completed but wet bar cabinets, built-in, doors, and door casings will all be one color. The built in top will be stained, and the baseboards will be bright white, and all the walls and ceilings will also be painted. Approximately 1800sf of living We’re looking forward to the finished product space in this basement.

Kingsgate #2 materials are on order!

EDIT with the deck completed! A few things came up that put the deck aside which allowed us to work on multiple other projects in the meantime but we managed to get it wrapped up. This is timber tech French white oak with timber tech American walnut boarders, and rail caps. The rails are Westbury Tuscany aluminum! Such a beautiful view, and what a blessing it is to have the opportunity to work on these projects!

Here is a Horizontal cedar fence we wrapped up here recently that came out absolutely amazing. All cedar lumber, steel lifetime posts, and all stainless steel fasteners due to the natural tannin acids that will cause standard steel or galvanized steel to corrode or rust leaving discoloration everywhere there is a fastener. So if you didn’t know now you know to always use stainless steel when working with cedar.
