Here is a project we have just started. We are in the investigation stage. We had some sagging and Dry Rot issues. This is what happens when you cut a Rim Joist in half and the splice is not supported! Thus, sagging = Lack of Support. When we get done with her she will look good and have more Structural Strength, and Carry the load from this Heavy Railing and Stucco.
