Your Brooklyn Kitchen Renovation Failed Before It Even Started?

Walk into almost any pre-war kitchen in Brooklyn and you'll find the same thing.
A layout that makes no sense. An outlet near the stove that trips if you run the microwave and the coffee maker at the same time. A cabinet under the sink that smells slightly off because there's been a slow leak behind it for longer than anyone wants to admit.

What's Actually Behind Your Kitchen Walls
Brooklyn brownstones and pre-war walk-ups are beautiful buildings. They're also buildings where someone has been adding, patching, and rerouting electrical and plumbing for eighty to a hundred years, and not always well.
Behind a typical pre-war Brooklyn kitchen wall you'll usually find at least one of these:

A layout that nobody ever actually thought through. Most older Brooklyn kitchens weren't designed—they evolved. Someone added a dishwasher in the 1970s wherever it fit. Someone else moved the stove in the 1990s without moving the ventilation.

Why Most Brooklyn Kitchen Renovations Don't Actually Fix This
Here's the honest answer: because fixing it costs more upfront and takes longer to explain to a homeowner who came in excited about cabinet styles and countertop finishes.

The Bottom Line
A kitchen renovation that skips the wiring, the plumbing, and the layout isn't a renovation. It's a very expensive coat of paint over problems that are still there.
If your Brooklyn kitchen doesn't work—not just look dated, but genuinely doesn't function the way a kitchen should—the answer is behind the walls, not in a cabinet catalog.
We'll open it up, show you what's actually there, and tell you exactly what needs to happen before anything new goes in.
No surprises. No change orders after demo day. Just a straight answer and a real price.

Your Brooklyn Roof Leak Keeps Coming Back After Every "Fix"

You've had it patched. Maybe twice. The roofer came out, sealed something, charged you for an hour of work, and left. Then the next big storm rolled through and the ceiling stain came back—sometimes in the same spot, sometimes somewhere new.

That's not bad luck. That's what happens when a leak gets patched instead of traced.

The problem with most roof repairs in this city
A water stain on your ceiling almost never shows up directly below where the water is actually getting in. On flat roofs—which is what most Brooklyn brownstones and rowhouses have—water travels. It gets through a failed seam or a cracked flashing joint, runs along the membrane or the decking underneath, and shows up inside three feet away from the actual entry point.

Patch the spot where the stain is and you haven't fixed anything. You've just made the leak work a little harder to find a new path.

What actually needs to happen

A real roof repair starts on the roof, not the ceiling. We check the membrane seams, the flashing around chimneys and vents, the drainage—because a flat roof that holds water instead of shedding it is a roof that's failing, even if it looks intact.

We also tell you honestly whether a repair makes sense or whether you're throwing money at a roof that's already past it. A 20-year-old flat roof with one bad seam is a repair. A roof that's been patched five times with a membrane that's brittle and cracking everywhere is a replacement you've been putting off.

And what's underneath matters too
When we do a full replacement, we check the decking below the membrane. Rotted boards, soaked insulation, drainage that was never pitched right—laying new material over any of that just means you're back here again in a few years.

If your roof leak keeps coming back, or you've got a flat roof that's due, let's get up there and actually look at it.

We'll tell you what we see—straight.

Why Your Brooklyn Deck Looks Fine—But Won't Last Another Winter
Here's something most contractors won't tell you before they take your money: the deck boards aren't the problem.
If your deck is squeaking, bouncing slightly when you walk on it, or has a corner that feels softer than the rest—that's not a surface issue. That's the frame underneath telling you something is wrong. And putting new boards over a frame that's already failing is one of the most common mistakes Brooklyn homeowners pay for twice.
The real reason decks fail in Brooklyn
Brooklyn backyards are tight, shaded, and sit on soil that's been filled, graded, and regraded over decades of construction. That creates specific conditions most contractors don't account for when they build or remodel a deck.
Here's what's actually happening underneath most failing decks:

The ledger connection was never done right. The ledger board is where your deck attaches to your house. When it's not properly flashed and sealed, water gets behind it and sits against your exterior wall. That's how deck problems become house problems—water damage to framing, insulation, and in bad cases, your interior walls.
What actually fixes it
A real deck remodel doesn't start with picking out boards. It starts underneath.
We check the footings first. If they're not below frost line, no amount of new decking fixes the movement that's been happening every winter. We check the ledger connection and the flashing around it. We look at the joists for soft spots, water damage, and any connections that have worked loose over time.

Only after that do we talk about surface material—wood, composite, or whatever fits your budget and how you actually use the space.

We'll come look at it, check the frame, and tell you honestly whether it needs a repair or a full remodel. No pressure. No upsell. Just a straight answer.
Brooklyn backyards are small. Make yours work for you.

Why Brooklyn Brownstone Stoops Keep Failing—And What Actually Fixes It

Walk down almost any block in Park Slope, Bed-Stuy, or Cobble Hill and you'll spot it: a stoop with a patched crack, a slightly different-colored stone section, maybe a rust stain bleeding through fresh paint. Someone fixed it. It didn't stay fixed.

The repair cycle nobody tells you about
Most brownstone stoop repairs in this city follow the same pattern. A crack shows up. Someone repoints the mortar or patches the stone. It looks fine for a season or two. Then the same crack reopens, sometimes in the exact same spot.

What's actually happening underneath
Settling and inadequate footings. A lot of brownstone stoops were built over a century ago, and not all of them sit on footings deep enough to handle a hundred years of freeze-thaw cycles and ground movement. When the footing shifts even slightly, the stone above it cracks. No amount of surface repair stops that movement.

A proper brownstone installation works in the opposite order: fix the footing and drainage first, then match and install the stone on top of something stable. Skip the first part, and you're just paying for a nicer-looking version of the same failure.
What this means for your timeline and budget

Permits and landmark districts
If you're in a landmarked district, Park Slope, Carroll Gardens, Fort Greene, Cobble Hill, and others, stoop and facade work typically requires Landmarks Preservation Commission approval in addition to a standard DOB permit. This isn't optional paperwork you can skip to save a little time. Working without proper approval can mean stop-work orders or fines, and it can complicate things later if you ever sell the building. A contractor who handles this as part of the job, instead of leaving it as your problem, saves you a real headache down the line.
Bottom line

We've installed and restored brownstone stoops and facades across Brooklyn for over 15 years. We'll assess your stoop honestly, tell you what's structural versus cosmetic, and handle the permitting if your block requires it.

Is your fence starting to lean, rot, or fall apart?

You're not alone. Many fences across Brooklyn fail much sooner than they should—not because the materials are bad, but because they weren't installed correctly in the first place.

Shallow post holes, weak concrete footings, and shortcuts during installation may look fine for the first year, but Brooklyn's harsh winters, moisture, and freeze-thaw cycles quickly expose those mistakes.

At Greenpoint Construction, we build fences that are designed to last. Before any work begins, we inspect your property, evaluate the soil, discuss your goals, and recommend the right solution for your home. Every post is installed at the proper depth, secured with durable concrete footings, and aligned with precision to ensure long-term strength and stability.

Whether you need a brand-new fence, want to replace an aging one, or improve your property's privacy and security, our experienced team delivers quality workmanship from start to finish.

For more than 15 years, homeowners across Brooklyn have trusted Greenpoint Construction for reliable fencing solutions, honest communication, and professional service.

Is your basement damp, musty, or showing signs of water leakage?

Don’t ignore it.

A leaking basement is not just an inconvenience. Over time, moisture can lead to mold, structural damage, foundation issues, and expensive repairs. Many Brooklyn homes have older foundations, clay-heavy soil, and seasonal water pressure that make basement leaks a common problem.

At Greenpoint Construction, we inspect the real cause before recommending a solution. Whether your basement needs interior waterproofing, exterior waterproofing, drainage improvement, sump pump installation, or a complete moisture control system, our team handles the work with clear planning and minimal disruption to your daily life.

We show up on time, explain what’s happening, and give you practical options that fit your property.

Protect your home before a small leak becomes a major repair.
