It usually cost less to build up than out. For example it cost less to build a 2000 sq ft story and a half house over a walkout basement than a 2000 sq ft single level house. By building up you have a smaller footprint. This results in less foundation, roof and exterior walls. The floor joist for the level above serve as the ceiling joist for the floor below. Though you do lose about 100 sq ft per level for stairs, in a properly designed house, you get more house for the money. A smaller footprint also works better on smaller lots.

Helpful Hints For Designing Your House

When choosing property and a design, remember a story and a half over a walk out basement gives you more house for the dollar.

Look through magazines and on the internet. You can find a master suit layout you like on one plan and a kitchen dinning room layout you like on another.

Look at friends and relatives houses. Think of houses you have lived in before or live in now.

Note what you like and dislike, and why. These can be used to design a plan that meets your needs.

Will your house be over a basement, crawl space or slab. Will it be 1story, 2 stories, 1 1/2 stories over a walk out basement, finished or unfinished basement. Do you need a garage? Attached garage or detached?

We can look at your property and help you with your options.

As a rule we can apply any exterior look with any floor plan.

Take lots of pictures. A picture is worth a thousand words. If you see a exterior you like or the furniture layout in a room it will help with the design.

Take notes. Always have a tape measure. If you see a room size that you like measure take a picture, make a note. Its much easier to visualize how a room lays out and flows if you are actually standing in the room with people and furniture. Same with kitchens and baths.

We use open web floor truss whenever possible. It can span further, makes a quieter floor system and all mechanical can be above ceiling with no fured down chases. Also notice how the joist stack over the studs. Something to look for in a good framing job. Remember there is an abundance of labor. But a shortage of "skilled" labor.
