Progress update on Mission 18 Residences at 2918 Mission St, San Francisco.

Demolition is complete. Our team has moved into the shoring and structural pile installation.

This one is a technical build worth watching. Levels 1 through 3 will rise in Type 1A concrete metal frame, transitioning to Type IIIA wood framing from floors 5 through 8, a hybrid structural approach that balances durability with efficiency as the building climbs. When complete, Mission 18 will bring 75 residential units and 2 ground floor retail spaces to the heart of the Mission District, replacing what was previously a laundromat and parking lot.

Proud to be building this alongside Mission 18 LLC, with design by BDE Architecture and engineering by DCI Engineers. Projects like this only work when every partner is aligned from day one, and that alignment is exactly what we lead with.

Not every project starts from the ground up. Sometimes the hardest work is restoring what's already standing.

The Lucky in Culver City is a complete exterior envelope and balcony reconstruction of an occupied multi-family residential complex. That last word matters: occupied. Every phase of this project -- demolition of failed waterproofing systems, new Pli-Dek assemblies, window replacement, structural repairs, full exterior restoration -- was executed while residents continued living there.

That kind of project demands a different level of coordination. Phased scheduling, constant communication, zero tolerance for disruption. It's the kind of work that doesn't always get the spotlight, but it's some of the most technically demanding construction there is.

The scaffolding is down. The building looks exactly like it should. That's the job.

We're in early stages now -- foundations being set, systems being coordinated, the groundwork being laid for everything that comes next. This is where the real work happens, long before the building starts going vertical.

After more than 21 years with WEST Builders, our CEO, Michael Beckler, is retiring.

Michael's career in construction started long before WEST. He spent 13 years rising to Senior Vice President across four divisions of a major mechanical construction company before joining our team, and he brought every bit of that experience with him. Over the past two decades, he helped shape WEST into a company built on honesty, hard work, and genuine respect for the people doing the work.

As CEO, Michael led with the same values he's carried his entire career: integrity first, people always. The standard we hold ourselves to today carries his fingerprints on it.

We celebrated him properly, surrounded by the team he built and the people he mentored along the way.

Congratulations, Michael. You've earned every bit of this next chapter.
