Values up. Sales slower. Here's the Southeast Missouri housing market this fall in three numbers 📊

🏡 $219,300 — typical Cape Girardeau home value, up 4.4% from a year ago (Zillow)
🏷️ $237,500 — median sale price across Cape Girardeau County in September (Redfin)
📅 35 days — median time on market

Wait — values are up but sale prices are down? Both are true. They measure different things, and we break down why in the full article.

Two foundations. Two different stages. One week. 🏗️

Home 1: The foundation walls are stripped, the Trawick sign is in the yard, and the basement is prepped with v***r barrier and mesh. Backfill comes next, then the basement slab.

Home 2: Pour day. The basement and garage floors went in, and the framers are up next to lay out the walls.

This part of a build moves fast and then disappears under everything else. We document it anyway, because it's the part that holds the whole house up.

Cozy season is officially here in Southeast Missouri 🍂 so let's settle a debate.

Two Trawick homes, two very different fireplaces:

A: Whitewashed brick, arched built-ins and a wood mantel (Jackson)
B: Floor-to-ceiling black shiplap with a sleek linear insert (Cape Girardeau)

Which one are you curling up next to this fall? Drop an A or B in the comments 👇

When you build custom, you're not picking from a catalog. Every finish, fireplace included, gets designed around how your family actually lives.

From rendering to reality. 🏡

Right now this custom home is all dirt, rock and heavy equipment. The lot is being shaped, the rear retaining wall plan is set, and a 12-inch gravel base goes down next before the foundation starts.

That’s the fun part of custom: watching a drawing turn into a real place, one step at a time.

Now we have to ask: on a farmhouse like this one, black garage doors or wood? 👇 Tell us in the comments.

Follow along to watch this one come together.

Nobody posts the part of the build that
ends up buried. So we will. 👇

Before a basement floor gets poured, the foundation
walls get waterproofed, the sewer line
gets run under the footer, gravel gets spread and
leveled, and the plumbing gets roughed in
and inspected. Then the lines are snapped and the
concrete goes in.

Once that slab is down, you never see any of it again.
That’s exactly why it matters who’s
doing it, and why our homeowners get weekly updates
the whole way through.

Rare sighting: Marshall Trawick… sitting down. 🛋️

If you've built with us, you know he's usually on a job site, walking a lot, or answering your questions before you even ask them. So we had to grab proof that he does, occasionally, take a seat.

Happy Bosses Day, Marshall! Thanks for leading this team the same way you lead every build — with clarity, care, and a whole lot of heart. We're proud to build Southeast Missouri homes alongside you. 🏡

Four homes, four completely different stages. 🏡

Here’s where things stand this week:
• A basement getting its gravel base before the slab
• Walls up and wrapped, waiting on roof trusses
• Trusses craned into place and the roof sheathed, with windows on the way
• Floors in, with doors and trim going in this week

This is what building looks like in real time, step by step. If you’d rather skip the wait, we keep a list of Trawick homes that are ready or close to it.

Same house, three completely different personalities. 🏡

Exterior colors change everything: curb appeal, how the home sits on the lot, and how it feels every time you pull into the driveway.

Option 1: Warm greige with whitewashed brick and a natural wood door. Classic and timeless.
Option 2: Slate blue-gray with crisp white trim and traditional red brick. Fresh, friendly, very “front porch.”
Option 3: Deep charcoal with matte black trim and stained walnut accents. Moody and modern.

If this one were yours, which would you pick? Drop a 1, 2, or 3 in the comments 👇

At Trawick Homes we walk through exterior selections with you step by step, so the home you drive up to really feels like yours.

Have you noticed how much is being built around Cape lately?

Chipotle, Pasta House, a new Seven Brew on South Kingshighway, work at West Park Mall and the old Sears building, and new neighborhoods going up across town.

We wrote up what all of this actually means if you're thinking about building a home in the next year or two. We cover what city leaders are saying, how home values are holding up, and a few smart questions to ask before you buy a lot in a growing area.

It's honest, local, and no pressure. 👇

Cape Girardeau growth is showing up everywhere, from Seven Brew to West Park Mall. Here's what it honestly means if you plan to build a home in 2026–27.

Let's talk real numbers. In 2026, builder-grade homes in Missouri generally run $180 to $300 per square foot. Custom homes with premium finishes land around $300 to $500.

That's a wide range, and there's a reason for it. Your finishes, the complexity of your design, and the conditions on your lot all move the number.

Want to see where your own budget fits? Our free affordability calculator gives you a realistic picture in about two minutes.
