I get asked all the time…
“Do I really need a realtor for new construction?”

I’ve done it both ways.

Most people think the builder rep is “their agent”… but they work for the builder. Their job is to protect the builder’s bottom line — not necessarily get you the best deal, incentives, or terms.

That’s where I come in.

The kind of incentives I’m talking about in this post?
Rate buy-downs. Closing cost help. Better timing. Better options.

Those don’t just magically get handed to you — you have to know:
• which builders are offering what
• how to structure the deal
• what to ask (this matters more than you think)

I spend a lot of time studying our local builders, walking inventory homes, talking to reps, and learning what’s actually available behind the scenes.
