A high-traffic entryway shouldn't mean compromising on luxury. 🌿✨

The mudroom catches the chaos of daily life first. Busy Ohio summers bring muddy shoes, sports gear, and constant foot traffic right through the door. However, a highly functional space does not have to lose its design integrity.

For the Chardon Transitional Remodel & Addition, we designed an entryway that creates an elegant transition from the outdoors into the main home.

Instead of hiding the utility of this room, the design elevates it. Every detail serves a purpose. The space features custom full-height cabinetry with cutout detailing for ventilation, warm under-cabinet lighting, a practical apron-front sink, and a dedicated wood-top bench for taking off shoes.

This combination delivers a hard-working space that easily handles the elements while maintaining the sophisticated aesthetic of the entire home.

Does your current entryway handle the daily chaos, or do you need a more intentional transition? Let us know your dream mudroom feature below! 👇

Renovating the iconic Grove Hill Italianate Historic Home came with a lot of responsibility.

Built in 1878, the legendary Bancroft House is a keystone of the Chagrin Falls community, but its original foundation was constructed long before modern waterproofing existed.

To expand this historic masterpiece with a new addition and sleek, engineered concrete floors, we had to ensure the foundation was completely protected against moisture.

Our solution was installing a Delta-MS dimpled membrane on the exterior foundation walls. It acts as a protective layer that channels water down and away from the structure, keeping the entire basement dry.

By combining modern engineering with careful preservation, the home retains all of its 1878 Italianate character, but now functions with modern luxury and structural longevity. Our goal is to ensure the Bancroft House stands strong for another 140+ years.

If you look closely at these photos, you’ll notice something missing: cords, messy outlets, and chaotic utility lines.

When the hidden systems (your electrical panels, plumbing manifolds, and framing) are done with care, intention, and absolute precision, the result is a flawless exterior where the design gets to take center stage.

Want to see this level of aristry in your home too? Book your discovery call today at the link in our bio!

Is it possible that your home could facilitate the perfect morning?

Think about every part of your space that isn't optimized.

For instance, do you constantly have to move one thing to make space for another?

Those are opportunities to optimize your space.

This design shows how the flow of a kitchen can support your best life. When everything has its place, and that place makes sense for how you actually move through your day, your home works with you instead of against you. Your morning routine should feel effortless, not like an obstacle course. 🙂

Ready to stop fighting your floor plan? Let’s design a space that supports your best life.

This luxury bathroom looks perfect from the outside. Beautiful tile, flawless grout lines - everything you'd want in a renovation.

Yet, it's what you can't see that matters most.

Behind every beautiful tile installation, there's either proper waterproofing or there isn't.

The difference will produce years of worry-free enjoyment versus unexpected repairs down the road.

This is why our tile installers are certified in the Schluter waterproofing system. It's like hidden insurance built right into your renovation. You can't see it once the tile goes down, but it's protecting your investment every single day.

When we warranty our tile work, we mean it. Because we know the foundation is rock solid.

Your bathroom should be a place of relaxation, not a source of stress about what might be happening behind the walls.

What's the most important "hidden" feature in your dream bathroom renovation? Tell us in the comments!

Before the technical drawings are finalized, before 3D models are rendered, and long before the first hammer swings, there is a critical first step in every luxury renovation: your personalized mood board.

At Payne & Tompkins, we view the mood board as our project’s North Star. It is a visual anchor that aligns everyone involved, from your personal vision right down to our designers and builders.

Think of it as a creative sandbox. This space allows for full, unbridled creativity with very little financial risk, giving you the freedom to dream, build and ask:

What part of my current environment do I want to let go of, and what direction do we want to take?

A beautiful renovation requires curation, deliberately choosing to omit what no longer fits your life. After all, what brought you to this point is not going to get you where you are going. Interior design is a puzzle, and as our veteran designer Leslie Reddy likes to say:

"You start with one attribute you love, whether it's a stunning backsplash tile, a unique pattern, or a piece of art, and you build the rest of the universe out from there."

In this video, you can see exactly how Leslie brings that philosophy to life. Look at how the rich, dark oak flooring sample grounds the space, contrasting beautifully with the warm, taupe inset cabinetry and the clean white shaker doors. She seamlessly weaves texture into the room using a heavy, patterned wool rug and introduces movement with a striking fluted grey accent tile and delicate botanical wallpaper.

With over 20 years of award-winning experience, Leslie knows that a timeless space requires getting the vision crystal clear right from the start. Here’s to a fresh look and a clear vision!

Ready to see your vision come to life? Contact us today to collaborate on a curated, custom mood board for your next luxury project.

If you love the look of natural stone but don't want the high maintenance of marble, quartzite is going to be your best bet.

Think about how you actually use your kitchen every single day.

For instance, do you want to take a boiling hot pan right out of the oven and put it directly onto the surface?

If so, you might want to look at soapstone. It’s a classic, non-porous material with incredibly high heat resistance that has been trusted in kitchens for generations.

On the other hand, if you choose a man-made material like quartz to get that beautiful marble look at a great price point, you need to know its limits. Because of the resin used to bind it together, it simply cannot handle that direct oven heat.

In this video, we have Jill at the stone slab showroom making these key distinctions right next to the actual material so you can see the difference for yourself. True luxury in a kitchen renovation isn't just about picking a beautiful slab—it’s about aligning the material's properties with your daily routine.

Whether it's the unmatched uniqueness of Calacatta Gold marble, the durability of quartzite, the stain-resistance of quartz, or the rugged utility of soapstone, your countertops should work with your lifestyle, not against it.

Ready to stop guessing and select the perfect, worry-free materials for your dream kitchen?

The work you never see makes all the difference.

While Bob installs this Versailles pattern porcelain, he's managing three systems simultaneously: Ditra heat underlayment for warmth, precision levelers for perfect alignment, and careful spacing for long-term stability.

This is why we love showing the process—beautiful tile floors start with technical mastery at every layer.

From heated subflooring that makes winter mornings comfortable to installation techniques that ensure lasting results, our craftsmen bring expertise to every detail.

Beautiful basements start with invisible expertise.

While this Chagrin Falls transformation shows the stunning result, the real work happened behind the walls—moisture mitigation, structural modifications, and mechanical system updates that most homeowners never consider.

We've seen too many basement projects create expensive problems later because the technical foundations weren't properly addressed.

That's why we asked our team to create a comprehensive basement remodeling checklist—covering egress requirements, moisture control, structural considerations, and municipal navigation that can make or break your project.
