Commercial and industrial painting isn't always a comfortable job. The hours are long, the conditions range from freezing cold to triple-digit heat, and the margin for getting it right is thin. The people doing this work every day know that.

So that’s what this weekend is all about. The field teams who show up early, stay late, and spend their days on scaffolding, in lifts, and in hard-to-reach spaces. The ones who take real ownership of the quality of their work, down to the last detail.

Fall is the best window for exterior commercial painting, and some property managers can miss that chance.

Cooler temperatures provide the conditions for paint to adhere and cure properly. Summer heat can cause paint to dry too fast and blister. Winter cold can prevent it from curing at all. Fall sits right in the middle, which is why work done now tends to hold up better.

Contractor availability is also stronger in fall than in spring or summer. Project schedules aren't as packed, which means better access to field teams, tighter timelines, and more flexibility on start dates.

There's also a practical reason to act before winter: bare or deteriorating surfaces let moisture in. Once water gets behind a surface and freezes, you're dealing with more than a paint project. Catching it in fall cuts that risk off before it compounds.

We wrapped up a full exterior scope at Palisades One shopping center.

The back of the building alone covered a lot of ground. We painted CMU walls, metal supports, bollards, railings, stairs, HM doors and frames, gas meters, overhead doors, gutters, coping, fire bells, and utility boxes.

Then a change order brought us to the front. We added pressure washing, yellow curbing, bollards, stucco column repairs, and selected CMU and sign frames. Front-of-house work on a retail center is a whole different ballgame. It's visible to every customer who walks in, so there's no hiding behind a back-of-house baseline.

The full scope required our field team to manage multiple surface materials and coordinate across both sides of the building without disrupting the center's operations.

Three weeks to finish a multi-trade municipal project while summer camps were still running.

That was the reality at the York Recreational Center for the City of York. The scope covered interior CMU walls, hollow metal doors and frames, window frames, lintels, wood trim, and a full acoustic panel replacement around the entire gymnasium perimeter. Getting the color matches right and sourcing those acoustic panels added lead time that had to be built into a schedule that wasn't flexible.

The challenging part was the daily coordination. Flooring crews, scoreboard installers, basketball goal teams, and bleacher crews were all on site at the same time. Staying out of each other's way in an active facility takes real-time awareness of where everyone else is and what they need to get done.

Gray Riley has been named President of A&K Painting Company.

Why Gray? He's the kind of person who's always looking for ways to improve, not just himself but the people around him. The trust he's built with customers and the team didn't happen fast and didn't come easy. Gray recently celebrated 15 years here. He has put in the time and attention that has influenced what A&K is today.

As President, Gray owns the ex*****on side of the business. Sales, business development, client experience, marketing, operations, project management, and the company's financial performance all run through him now. That's a wide scope and we are more than certain that Gray will succeed because he's been operating at this level for a while.

So what's happening with Kevin?

Kevin Robbins moves into the CEO role, with his focus on long-term strategy, new markets, and building the systems that carry A&K through the next decade. Now we have a day-to-day leader and long-term visionary working together.

These are exciting times at A&K, and we’re only just getting started.

A steel tank can look completely fine and still be failing.

Corrosion and coating breakdown happen from the inside out, or in places you're not looking. So by the time you spot a problem, it’s likely been spreading for months. A small section of failed coating exposes bare steel to the chemicals and moisture the tank is holding, and the damage grows quickly from there.

The right coating system, matched to the tank's contents and environment, creates a barrier between the steel and everything trying to break it down. Chemical exposure, weather, and the slow spread of corrosion don't get a foothold.

Raymond Huggins has been with A&K for 18 years, and his path through this company tells you a lot about how we think about our people.

He started as a foreman, moved to assistant superintendent, and now runs a role we call Field Resource Manager. Think of it as HR for the field. Raymond is responsible for recruiting, developing, and supporting the right people in the right positions across our field teams. He focuses on building strong field teams and identifying future leaders. He makes sure our field team members have the tools and room to grow. And because he's bilingual, he can do that work with more of our field team.

We created this role to give our field teams a dedicated advocate. To show that we value the people on the job sites just as much as the folks who balance the books. It's that kind of mutual respect that keeps someone like Raymond around for nearly two decades.

Painting an active manufacturing facility takes a massive amount of coordination.

You can't just show up, set up equipment, and get to work. Production schedules still need to be met. Employees still need to move safely through the facility. Operations still need to keep running.

That means surface preparation, containment, PPE requirements, access to work areas, and project scheduling all have to be coordinated around the people who keep the facility moving.

The goal is to complete the painting safely while minimizing disruptions to the operation.

It’s what separates industrial painting from many other types of projects. A lot of the work happens before the first gallon of paint is opened.

This May was the first time A&K hosted Clays for a Cause.

And the inspiration for the event was to get people on a range, raise some money, and put it toward something meaningful. That something was Buckets of Love, a program A&K has run for several years now. Our team gets together, fills buckets with school supplies, and gets them into the hands of teachers in underserved schools around Charlotte.

This year's shoot funded this year's buckets.

Buckets made their way to schools and students in Clover, York, Rock Hill, and Gastonia, plus a special partnership with Classroom Central, our biggest drop-off this year. In York School District One alone, that meant 50 student buckets and 10 teacher buckets to help students and educators start the year strong. Schools like Lingerfeldt Elementary, Hickory Grove-Sharon Elementary, and Richmond Drive Elementary, a school A&K has had the privilege of supporting year after year, welcomed our team with open arms, and their teachers and staff let us know just how much it meant.

A&K lives and works in Charlotte. That's why we keep showing up for our community, year after year.

We want to thank everyone who came out for the inaugural shoot, and thank our team, who were instrumental in getting the buckets ready for these incredible teachers.

We celebrated National Chocolate Chip Cookie Day at A&K.

The team gathered for a quick break to enjoy some cookies and a little time together.

And there was a competition again this year. Last year, Clarette Santiago took home the win. This year's winner is Gray Riley, who now holds the bragging rights. Sorry, Clarette!

Richard Ho and Dave Shively also got to drop off cookies with some of our clients.

It was a day with good cookies and good people.
