Behind every great project is a team you don't always see. Today we are rewinding back to a project our Charlotte team is proud to have been a part of!

📍 The Bower’s Building | Charlotte, NC

Our team worked with White Point Partners to help transform this former family-owned fiber processing facility into a mixed-use destination in Charlotte’s Lower South End. From rezoning through design and permitting, we helped move the vision forward while navigating the opportunities that come with adaptive reuse.

Working with the client, architect, contractor, and local agencies, our team helped bring together streetscape improvements and outdoor spaces that serve both tenants and visitors. A shared plaza and connecting corridors balance private tenant spaces with public gathering areas, informal seating, and room to move through the site. We're proud to have played a role in bringing this vision to life!

💬We'd love to hear your perspective: what draws you into a neighborhood spot: outdoor seating, local businesses, or the character of an old building?

Place type vs. zoning district: what’s the difference in Charlotte?

They’re often used together in planning conversations, but they serve different purposes. Understanding the distinction can make a big difference when evaluating a site’s development potential.

Zoning governs what can be built today, while place types communicate the City’s long-term vision for how an area may evolve.

As part of our Monday Mindshare series, Paul Pennell, PLA breaks down that relationship and why both matter when planning for growth in Charlotte.

How do you design a museum site around a large semi-truck that serves as both an exhibit and an active disaster response unit?

At the North Carolina Troopers Museum, that question was only the beginning.

The project also required our team to connect utilities beneath a stream, coordinate around a greenway easement and geothermal well, and develop a stormwater solution that could blend into an intentionally planned landscape.

Rather than addressing each constraint in isolation, our civil engineering and landscape architecture teams worked alongside the client, architect, and City of Raleigh to create one cohesive plan. That approach helped transform necessary infrastructure into memorable parts of the visitor experience, including a bioretention facility and rolling wildflower meadow inspired by North Carolina’s highway wildflower program.

Our latest case study shares the decisions, coordination, and problem-solving that helped move the museum from initial site design through construction.

✨Which UDP fundamental do you appreciate the most?✨ Here is what our team has to say about their favorite and most practiced fundamental and core values!

Things don’t always go as planned, and that’s where “Be Adaptable” comes in! Whether we’re navigating a project change or trying a new approach, we stay open to new ideas, learn from each other, and work together to find a way forward.

Charlotte’s UDO changed more than just zoning terminology, it changed how projects are evaluated.

Alongside land use, building placement, height, and how a site meets the street are important parts of the picture.

As part of our Monday Mindshare series, Paul Pennell, PLA explains what form-based code means and why site layout and frontage standards deserve attention from the beginning.

In our experience, projects designed with those standards in mind tend to move through City review more smoothly.

A little team time, a lot of good books! 📚

Our team recently collected and cleaned children’s books to donate to Promising Pages in Charlotte. We enjoyed spending time together and helping these books find their way to new readers!

Behind every great project is a team you don't always see. Today we are rewinding back to a project our team is proud to have been a part of!

📍 MIRA Apartments | Raleigh, NC

Our team provided design and permitting services for this 288-unit residential mixed-use building, helping bring the first phase of the City Gateway Innovation District to life. We designed the outdoor rooftop lounge and amenity courtyard, creating spaces for residents to gather, relax, and enjoy time outside. From the pool and dining and grilling areas to the lounge, bar, and gaming spaces, there's plenty of room to unwind or connect with neighbors. We're proud to have played a role in bringing this vision to life!

💬We’d love your perspective: what makes a shared amenity space somewhere residents actually want to spend time?
