Closed cell spray foam DOES NOT address exterior surface thermal expansion.

Prove me wrong.

Spray foam insulation fundamentally struggles with the realities of thermal expansion and contraction. Roof systems move—daily and seasonally—due to heat load, solar gain, and material response. Closed-cell spray foam, however, cures into a rigid structure with very limited flexibility. Over time, that mismatch creates shear stress at the roof deck, around fasteners, and along seams. The result is predictable: micro-fractures, hidden separations, and ultimately leaks.

But the more serious issue is what happens after that first leak. Spray foam’s rigidity and closed-cell structure trap infiltrated water rather than allowing it to escape or evaporate. Moisture becomes locked inside the foam layer, spreading horizontally across the roof deck. This creates the perfect environment for mold, mildew, rot, and undetectable corrosion. By the time the building owner sees evidence, structural damage is often already significant—and expensive.

The physics are simple: a rigid insulation bonded to a dynamic roof system is destined to fail. And when it fails, it fails silently.

If you own a building with spray foam on the roof, you’re living with a ticking time bomb—tick tock.
