GENERAL
Provide customer service to all current and future residents.
Complete resident work orders on a timely basis (24 hour expectation).
Responsible for maintaining grounds, lawn care, and buildings at a high standard.
Assist with court-ordered “set-outs” when necessary.
Maintain and organize a supply of repair parts and materials in a neat and organized fashion in a manner appropriate for the required level of service.
Perform snow removal and ice-melt chemical application when necessary.
Repair/replace locks, door k***s, smoke alarms.
Replace/repair patio and window screens and broken windows.
Attend meetings as directed by the supervisor or District Manager upon request.

ELECTRICAL
Read and use the electrical schematic drawings attached to appliances, HVAC units and water meters.
Repair and maintenance of residential branch circuitry including receptacles, switches, and light fixtures; and the electrical systems of appliances, HVAC units and water heaters.
Repair/replace mounted exterior lighting fixtures.
Repair/replace intercom and electric lock systems.
Trouble-shoot repairs to reduce the reliance upon outside contractors.

HVAC
Perform regular preventative maintenance on equipment.
Trouble shoot and repair problems with the HVAC electrical system and understand the closed Freon system well enough to knowledgeably communicate with a repair contractor.
Repair/replace thermostats, thermo-couplings, capacitors, filters, blower motors.

CARPENTRY/TURNOVER
Perform unit turnover between residents in a timely manner and per company standards.
Remove trash, unwanted items from vacated units.
Repair/replace doors and door jams.
Supervise painting, cleaning, carpet installation and shampooing contractors.
Provide initial and final inspection of all work needed and done in a turnover.
Organize multiple turnovers to run concurrently and efficiently.
Self-perform all minor repairs in the turnover, i.e. replacing blinds, caulking, etc.

PLUMBING
Repair of common fixtures such as toilets, faucets, drain lines, dishwashers, disposals.
Trouble-shoot diagnostic issues to reduce reliance upon outside contractors.
Solder copper lines and correctly repair PVC line.
Replace a water heater.
Drywall/Painting
Repair damaged drywall to a ‘like-new’ appearance.
Repaint and/or touch-up painted surfaces to a “like-new” appearance.
Provide the proper finish techniques and finishes for different surfaces such as doors, drywall, textured areas.

ATTENDANCE
Regular attendance is required and may include weekend hours. Work beyond 40 hours per workweek may be required.

QUALIFICATIONS
Minimum of 2 (two) years maintenance experience. Apartment maintenance experience is preferred.
Proven plumbing, electrical and painting experience is required. Some HVAC experience is preferred.
Have own tools and transportation.
Valid Drivers License
Responsible for maintaining grounds, lawn care, and buildings at a high standard.
Assist with court-ordered “set-outs” when necessary.
Maintain and organize a supply of repair parts and materials in a neat and organized fashion in a manner appropriate for the required level of service.

SKILLS AND RESPONSIBILITIES:
Inspects vacated apartments and completes checklists in regard to make-ready. Informs senior maintenance technician and manager of needed services and repairs.
Lends assistance during trash-out of the apartment; e.g., moving heavy/bulky items to the dumpster.
Replaces vacancy lock (if applicable) on day lock is changed for the new residents for move-in.
Changes out P.O. Box lock when requested (if applicable).
Makes new keys when requested.
Reports supply needs to parts inventory specialist and/or supervisor.
Routinely performs the following duties in order to restore the apartment to "market ready" status
Checks all lights and replaces as necessary.
Replaces or repairs windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, and closets.
Checks faucets, sink plugs and repairs/replaces as necessary. Replaces washers when needed. Performs exterior repairs to sinks, bathtubs, etc., when warranted.
Assists with painting duties when requested. Transfers paint from storage areas to apartments when painting is scheduled.
Repairs or replaces curtains, mini-blinds, ceiling fans, etc.
Repairs plaster holes in walls paints as necessary.
Inspects bathroom tiles, performs minor repairs/replacements.
Changes A/C filters.
Operates carpet cleaning equipment to clean carpets.
Assists in keeping grounds clean at all times.

QUALIFICATIONS
Previous experience in maintenance or construction.

POSITION RESPONSIBILITY:
Assist the Parts Inventory Manager to ensure proper care of materials, parts and supplies. Responsible for maintaining parts and supplies for maintenance department and community Self-Help Store.

POSITION DUTIES: Include the following. Other duties may be assigned.

REPAIR & MAINTENANCE MANAGEMENT:
Manage inventory of materials, parts & supplies, and tools.
Maintains records, replenishes stock, and plans for future requirements based on priority & use, seasonal workload, and unforeseen events & projects.
Maintains supply store allowing for quick and safe retrieval of parts by technicians.
Maintain equipment, such as mowers, carpet cleaners, etc. on hand for residents temporary use, being able to demonstrate, maintain and repair such equipment.
Assists in operating Self-Help store, establishing a means for residents to obtain expendable household items, such as light bulbs, HVAC filters, etc., and handy-man items, such as paint supplies, light & outlet covers, etc. Responsible for maintaining seasonal items such as mulch, salt, top soil, grass seed, etc., also available at Self-Help Store.
Assist in the process of coding invoices and sending through to accounts payable for payment.

RREPORT MANAGEMENT:
Assists supervisor in keeping record on use of supplies and equipment by technicians, residents, and contractors/vendors.

COMPLIANCE:
Conducts all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, etc.

POSITION DUTIES (Other duties may be assigned):

MARKETING/LEASING
Maintains a professional and friendly atmosphere in the leasing office and other areas where prospective residents and residents meet.
Inspects model and market ready vacancies daily to ensure cleanliness
Answers incoming phone calls and handles each call accordingly, whether it is a prospect call, irate resident, service request, etc. Transfers calls to Leasing Manager or Assistant Property Manager when appropriate.
Greets prospective residents and determines needs and preferences, professionally presents community and specific homes while communicating features and benefits.
Maintains awareness of local market conditions and trends. Contributes ideas to management for marketing community and for improving resident satisfaction.

ADMINISTRATIVE
Accurately completes all lease paperwork including related addenda. Documents miscellaneous resident communication in file as needed.
Accurately calculates pro-rated rental amounts accurately and accepts checks or money orders for rent, rent difference, and other account balances. Gives receipts upon request.
Files all documents in appropriate files
Physically inspects property when on grounds, picks up litter and reports service needs to maintenance and/or grounds staff.
Inspects vacant homes and reports service needs to maintenance as needed
Inventories office supplies on period basis and reports needs to appropriate person.
Attends company meetings when requested.

REPORTING
Completes Guest Card information form on all prospects, sends thank-you notes and performs follow-up.
Organizes and files documents including lease paperwork, miscellaneous communication, reports, etc.
Assists with preparation of daily and weekly reports, resident communication, move-in inspections, move-out inventory, market surveys, etc.

COMPLIANCE
Conducts all business in accordance with company policies and procedures, WPAFB housing guidelines, Fair Housing, Americans with Disabilities Act, and all other laws pertaining to multi-family housing.

ATTENDANCE
Regular attendance is required and may include weekend hours. Work beyond 40 hours per week may be required.

QUALIFICATIONS
Minimum of 2 years experience in real estate, sales or customer service.
Prior residential property management experience is a plus.
Strong sales skills and innovative marketing ideas. Strong written and verbal communication skills.
Proficiency in MS Office is required. Experience with YARDI software is a plus.
Must have availability for scheduled hours of Monday thru Friday. Some weekends may be required.

PREVENTIVE MAINTENANCE/SAFETY
Checks and replaces exterior lighting on a regular basis.
Cleans and maintains the pond as directed.
Maintains awareness of proper safety precautions at all times.
Constantly observes condition of property throughout the community and immediately reports and/or initiates action to correct unsafe conditions.

GENERAL MAINTENANCE

Performs “trash-out” duties at vacated units, as needed. Removes all abandoned furniture, trash, boxes, etc. Transfers to dumpster or storage area, whichever is applicable.
Details property on a regular basis. Duties include lawn mowing/maintenance, weeding and edging of common areas, Cleans and rakes shrub areas; shovels mud when necessary. Uses blower to keep sidewalks and walking areas clean of loose grass and brush.
Performs routine maintenance on property as requested by Supervisor or Property Manager.
Assists with various physical tasks as directed; e.g., tearing down fences, digging potholes, carrying abandoned furniture, etc.
Assists with “make-ready” duties.
Helps clean and maintain storage areas.
Performs exterior painting duties when requested.
Completes minor and routine service requests when requested by Supervisor or Property Manager. Follows procedures when service requests are performed.
Distributes resident communications to residents; e.g., rakes, sweeps, shovels as circumstances warrant.

COMPLIANCE
Conducts all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, EEO, etc.

ATTENDANCE
Regular attendance is required and may include weekend hours. Work beyond 40 hours per week may be required.

QUALIFICATIONS
Some residential grounds maintenance experience is a plus but not required.
Valid drives license required.
