Q1 2026 snapshot: the Los Angeles industrial market shows demand recovery at the port but rising speculative supply. Key facts you need to know:

• Asking rent: $1.41/SF (NNN), down 2.7% QoQ but up 1.4% YoY.
• Vacancy: 5.0% — highest since Q1 2021.
• Net absorption: -1.5M SF this quarter.
• Under construction: 2.6M SF across 11 buildings; 84.6% speculative.
• Port of LA TEUs +15% YoY — trade activity is improving.

What this means for you: tenants gain negotiating power and more options; investors and developers must weigh the upside of port-driven demand against the risk of oversupply and rising financing and compliance costs.

One of the things that continues to impress me about Asia is the speed at which large-scale infrastructure can be deployed.

This TELD automated pantograph charging system for electric buses is a great example. A bus can receive enough charge for approximately 10 km (6 miles) of driving in about 40 seconds while passengers are boarding and exiting. That’s an incredible engineering achievement that keeps buses moving instead of sitting at charging stations.

For cities with high public transit ridership, this kind of technology can significantly improve efficiency while reducing emissions.

North America has world-class innovation too, but our transportation landscape is very different. Most cities were built around personal vehicles, so investing in public transit infrastructure has always been more challenging. However, I believe cities like New York, Chicago, Los Angeles, Toronto, and Vancouver could benefit tremendously from continued investment in modern electric bus infrastructure where transit demand is high.

Technology alone isn’t enough. The real innovation is combining technology, infrastructure, urban planning, and public policy to create a transportation system that people actually want to use.

As someone working in commercial real estate and EV infrastructure, I enjoy seeing how different parts of the world solve the same challenge in different ways. There’s a lot we can learn from one another.

China's electric buses prove that innovation isn't just about better vehicles, it's about building smarter infrastructure. Using supercapacitor charging technology, these buses recharge in just minutes, enabling continuous operation on busy urban routes without massive battery packs. The result is l...
