This high-end outlet mall in Petaluma, California needed a reliable solution for its aging metal roof, which was showing signs of wear and experiencing leaks. With sustainability and budget in mind, the property owners chose restoration instead of a complete roof replacement.

After the roof was thoroughly cleaned, repaired, and sealed, the crew applied KARNAK 404 Corrosion Proof Base Coat followed by 501 Elasto-Brite Gray Acrylic Coating. Special attention was also given to air vents, flashings, and other vulnerable roof details.

The finished system stopped the leaks, helped protect the metal from corrosion, refreshed the roof’s appearance, and extended its service life for years to come. Backed by a 15-year labor and material warranty, this project shows how the right coating system can restore performance while protecting the owner’s investment.

Awesome use of 501 Elasto-Brite Acrylic Finish Coat over our 406 Base Coat on a modern adaptation of the traditional "Bermuda"!

Invented in Bermuda, this "stepping pattern" was originally created with limestone quarried on the island. Now it uses a specialized Styrofoam roofing material three times as strong as your normal packaging Styrofoam. It is especially beneficial due to its wind-uplift resistance in tropical storms and has been adopted in many other countries throughout the Caribbean.

A successful roof restoration starts before the first full coat is applied.

Adhesion testing helps contractors confirm that the selected coating will bond properly to the existing roof surface. That means fewer surprises during application, greater confidence in the system, and a stronger foundation for long-term performance.

At KARNAK, what is in the bucket matters, but so do the people and support behind it.

This month, we are highlighting KARNAK 502 RC-W Elasto-Kote Finish Coat. This highly elastic, reflective, single-component SEBS thermoplastic rubber coating is designed for application over 502 RC-W Elasto-Kote Base Coat. Its low permeability provides excellent resistance to water blistering.

From choosing the right system to completing the application, our knowledgeable team is here to support contractors every step of the way.

Good folks. Good stuff. Quality and consistency you can count on.

A car dealership in Ohio was dealing with eight leaking, darkened skylights that were affecting the building’s efficiency, safety, and natural light. Rather than replace the skylights, Cutting Edge Coatings, LLC provided a cost-effective restoration solution.

Each skylight was power-washed and treated with KARNAK 502 Karna-Flex before KARNAK 45 Sky-Kote was applied to seal and protect the surface. The completed system stopped the leaks and restored the skylights’ translucency, allowing more sunlight to enter the building.

This project shows how the right restoration system can bring aging skylights back to life while avoiding the cost and disruption of replacement.

Spring is around the corner, and it’s an important time to check for roof problems that could become big issues later. Full blog on our website, but here’s some quick and helpful information from the experts at Karnak:

• Freeze-Thaw Cycles (especially over this past Winter’s crazy weather) can create unseen problems that didn’t exist a few months ago. Just think about all those new potholes on the roads these days…

• Snow and Ice Loads can add substantial weight to a roof. That additional weight can cause structural deflection affecting seams, flashings, and membrane systems, creating potential entry points for water.

• Cold Weather Stress can cause certain roofing materials to become harder and more brittle. When they lose flexibility, they become more vulnerable to damage from routine servicing of rooftop equipment, foot traffic, or snow removal activities. Even minor impacts or scraping can damage brittle membranes during extreme cold.
