Under contract β again. And this time, for the right reasons.
Congratulations to our seller on getting their land back under contract. We had two solid offers on the table: one higher, one with a fast, clean close. The higher number didn't win.
That surprises people. But price is only one line on a contract. Certainty of close, timing, financing contingencies, due diligence periods, and what a seller is trying to accomplish on the other side of the sale all carry weight β sometimes more weight than the top-line number.
The highest offer isn't always the most profitable one. A deal that closes in 30 days at a fair price can beat a bigger number that drags out for six months, ties up the property, and falls apart at the finish line. Carrying costs, taxes, lost opportunity, and the risk of starting over are real dollars.
Our job isn't to hand my client the biggest number. It's to help them understand what each offer actually means β and then get the right one closed.
