Bring on the sweaters, PSLs, Football, and fireplaces! If you are hoping for your own cozy fall porch or outdoor living project in Charlotte, NC, or the Midlands of SC, NOW is the time to plan for Fall 2027!

That may seem like a long time, but it's not when you break it down: Keep in mind these are estimates, and you could, of course, need more or less time for your project.

1 month for Discovery: Determining if your project is viable, feasible, cost, design ideas, and the timeline. Additionally, we recommend finalizing your team here, including an interior designer and contractor. (this is what we cover in our Phase One Construction Consult)

2-4 months for custom Architectural Plans- this gives you time to work with your designer on revisions and 3D

2 months of Pre-Construction Planning (finalizing your contractor if you have not already, receiving your final bid and contracts, permits, and so on)

4-6 months of construction. Outdoor living additions can take more time than expected, as they often have a lot of detail!

Again, this is just a rough timeline. If you are wondering about the specifics of your project, call Phase One as the first step of your project, and we will help you understand what to expect.

Our favorite feature from this client’s custom lake house project was this door she picked from a salvage shop when driving through Alabama! As soon as she saw it she knew she had to work it into the plans.

The pantry door was sourced from Southern Accents Architectural Antiques in Cullman, Alabama. They are a salvage shop filled with old doors, reclaimed wood, and architectural pieces that our client says is a must-stop if you are nearby!

This is the #1 UNEXPECTED reason people don’t move forward with renovation projects. 🏠🚧

We’ve done hundreds of consults and renovation plans for clients. Sometimes, clients want to renovate but end up not moving forward once they understand the realities of displacement.

It’s not only costly to completely move out of your home, but it can also be an unexpected challenge that wasn’t part of the original plan. 📦
Renovations that involve moving walls or adding on rarely take just one or two months (at least, nothing we’ve seen!). They typically last 4–6 months or much longer—and in some cases, 1–2 years. 😳

From demo day on, renovations are a messy, loud, and invasive process.
Theoretically, can you live in your home while renovating? Maybe. If it's a small project, or exterior only, it's possible. But we’ve never heard of a case where a client didn’t regret it for a more involved renovation 😅

If you’re planning an extensive renovation but aren’t prepared to FULLY move out, including moving your belongings, you may want to consider postponing the renovation until you can.

After hearing this, some clients choose to do a facelift to their home instead, while others decide to find a different property that better fits their immediate needs. 🏡✨

Some fun half bath details at our Chapin New Construction Lake House project!

- Fun Fact, the blue pendant light is from One Eared Cow Glass, a custom blown glass shop, and the homeowners purchased this light many years ago in honor of adopting their son. They have brought the pendant from house to house with them over the years so of course it got its own spot in their new home!

Last month, the Phase One team had the opportunity to mentor a rising senior student from Hammond School , Brennan, who plans to go to college for Interior Design.

We always find it surreal to spend time with students so excited to begin their design education journey. Not so long ago, it feels like we were in their seat, captivated by future possibilities. Even in a small way, it was an honor to be a part of Brennan’s career journey. Our time together was a great reminder we really do have cool jobs, working with fabulous clients, in a both creative and strategic industry many people dream about!
