Preventive maintenance is more than replacing a filter and looking at the thermostat.

The correct scope depends on the equipment, but a commercial visit may include filters and airflow, belts and bearings, coils, drain lines, electrical connections, safety controls, operating temperatures, refrigerant-side observations, thermostat or BAS operation, and signs of unusual wear.

The goal is not to promise that equipment will never fail. The goal is to identify developing problems, document equipment condition, preserve performance, and help the operator make decisions before a small issue becomes an interruption.

Your maintenance plan should match the equipment, operating hours, environment, manufacturer guidance, and importance of the system to the business.
