One wrong decision in your house will bother you forever.

Not because you’re ungrateful.

Just because that’s how humans work.

You stop noticing all of the good stuff within a few weeks.

But that one thing you rushed on a tired Tuesday afternoon?

The most intense conversation we had today was about a toilet.
Yes, you read that right.

We’re building a 4,800 square foot home with a coffered ceiling in the great room and custom millwork throughout,

and we’re standing in a framed bathroom arguing about two inches.

Here’s the thing about two inches in a bathroom:

You feel them every single day.

The toilet that’s slightly too close to the vanity.
The door that grazes your knee when it swings open.
The shower niche that lands six inches off-center from where your eye naturally goes.

Nobody puts those things in the listing photos.

They just live with them, annoyed, for the next twenty years.

That’s the part of custom home building most people don’t see from the outside.

The decisions that look small on paper are the ones that determine whether a home actually feels right to live in.

So yes, we spent half an hour on a toilet today.

Worth every minute.

People aren’t buying homes anymore.
They’re buying dirt.

Renovation used to make sense.

You’d find a dated house in a good neighborhood, gut it, and come out ahead.

That math stopped working.

Labor costs are up 40% since 2020 in markets like Columbia.

Material lead times still stretch 12 to 16 weeks on anything custom.

And after all of it, you’re still working around someone else’s floor plan, someone else’s foundation, someone else’s choices baked into the bones of the structure.

Tear-down buyers have stopped accepting that deal.

What they’re doing instead:

• Finding lots in established neighborhoods where the infrastructure is already there: schools, roads, utilities, community
• Tearing down the structure and starting clean
• Building to their exact specifications from day one, with full control over layout, materials, and finish level
• Skipping the discovery costs that kill renovation budgets mid-project

The LOT is the asset.
The structure on it is often just the obstacle.

Buyers who understand this aren’t waiting for the perfect house to hit the market.

They’re building it.

A couple from the Northeast spent two years searching for their dream home.
They were losing hope.

Their budget was solid, too.

In their market, it bought them 700 square feet, a third-floor walkup, and a list of compromises they’d stopped arguing about.

Five years ago, nobody was building $2M homes here.

Columbia was a city people underestimated.

Before 2020, custom builds here were largely sub-$1M. That was just the ceiling.

Then people started arriving.

From Ohio. Charlotte. California. New York.

They weren’t coming because they had to.

They came because remote work finally handed them a choice, and they chose here.

We’re regularly building at $2.2M and above now.

One lot recently sold for $850K just for the land.

The prices changed, yes. But what really shifted were the buyers.

They’ve seen great architecture. They know what they’re asking for.

And they’re choosing Columbia because it offers something the expensive markets couldn’t:

Room to build something truly yours, in a city that’s still becoming.

We’ve had roots here for over a century.

We’ve watched this place grow and surprise people who thought they already knew it.
