Sometimes, at one of our client’s properties, a vehicle and a garage have an unexpected encounter. When this happens, we can get the garage back in shape quickly and at a competitive price. As for the vehicle: We can recommend a good body shop.

This past summer we experienced an extended heat wave which stressed our A/C systems to their limits. This winter we had unusually low temperatures which did the same to our heating systems. If you have forced-air HVAC in your home or business; the cheapest and easiest way to help ensure it will function well under strain, and not break down, is to regularly change your air filter.

How often should you change it? That depends on various factors such as where you live, the type and number of pets in your house, and etc. But the best rule of thumb to use is based on the thickness of your filters:
• For 1-to-2-inch filters, replace every 1-to-3 months.
• For 3-to-4-inch filters, replace every 6 to 9 months.
• For 5-to-6-inch filters, replace every 9-to-12 months.
• If you can't even remember the last time you changed the filter, it probably looks like the one in the photo; so replace it TODAY.

And one more thing: To truly help you avoid nasty surprises, have an HVAC technician inspect your system twice a year. Once in the spring, and once in the fall.

Remember when you were a kid and your parents, teachers, and adults in general kept telling you; “Neatness Counts”? As a parent, I recall having said that to my kids on several occasions. Why? Because neat work is competent work. This especially applies to plumbing as these before and after photos illustrate. If you have some plumbing work that looks like the first photo, please give us a call.

One maintenance item that some clients with older properties face is balcony decks. Here are two examples in which we were able to help. The first was a complete rebuild of the deck and railing; while the second was a structural repair with a new deck surface and railing. The projects were painted to match their surroundings shortly after completion, but these photos better showcase the workmanship.

Most of the time our HVAC work is very straight forward and “down to earth”. Meaning it is not very exciting from a photographic standpoint. But this past week we were called in to replace some failed condenser units located on the roof of an apartment building. This required us to bring in a crane to lift off the old units and lift up the new. It was a beautiful day, so it made for some interesting photos.
Whether it is on the ground, or up on a roof, our techs are prepared to help with all your HVAC needs.

This week we stopped by Wi******er Park Apartments to say hello and drop off a bunch of refreshments and snacks as a token of our appreciation. Thank you for all of your efforts!

Harrison Park Project Spotlight:

The owner of the property engaged BDE Services to manage the complete renovation of all 108 units. These are luxury one and two-bedroom apartments located within two multi-floor buildings at the edge of Grandview Heights.

Renovations included:
New kitchen cabinet fronts, quartz countertops, backsplash, sinks, and hardware.
New light fixtures, mirrors, quartz countertops in the bathrooms.
New flooring.
Unit Paint.

The work on every unit was completed either on or before the scheduled date, and within budget. The project was managed from start to finish from BDE Services. As a result of these improvements, the owner increased rents on an average between 20% to 25% per unit.

This is one of our most recent unit renovations. This was a complete rehab project from the floors up. We have several clients who are having us revamp all the apartments onsite as tenants move out in order to stay competitive in the market.

A tile backsplash is a standard item we install in our kitchen renovations. They add to the decor and provide practical benefits. Usually apartment owners want something simple, like the white tiles shown. Sometimes they want tile work that stands out and makes a bit of a statement. Either way, our experienced installers can meet their expectations.

The thing that is most on the minds of our multi-family customers this week is HVAC. Specifically the AC part. The heat wave is causing systems to break down all over the city, and these are just a few pictures of what we are finding out there.
How could many of the problems that "kill" your Air Conditioning systems be avoided? Well here is what Google's AI has to say about it, and it is very good advice:

Temperature
Set your thermostat to 78°F when you're home and try to keep the temperature difference between inside and outside to no more than 20°F. You can also try turning your thermostat up a bit while still staying comfortable to reduce how often your AC turns on.

Filters
Change your air filters regularly, especially when changing seasons, to prevent dust buildup and extend their life.

Vents
Keep your air vents open and unblocked. Closing vents can cause pressure in your system, making your AC work harder and potentially leading to a breakdown.

Blinds
Close your blinds or curtains, especially on windows that get direct sunlight, to help keep your home cooler.

Ceiling fan
Spin your ceiling fan counterclockwise in the summer to create a downdraft that pushes heat away from you and gives your AC a break.

Maintenance
Schedule an annual tune-up for your AC, clean the inside unit, and check for water leaks. You should also make sure your thermostat is working properly and isn't outdated.
