Waiting for rates to drop feels like the smart move.
With new construction, it doesn’t always work that way.

When you build a home, you don’t lock your final mortgage rate until construction is complete. During that time, home prices can rise, increasing your loan amount and monthly payment.

Lower rates don’t always mean lower costs.

You can refinance an interest rate.
You can’t refinance the price you paid for the house.

Our recent price increase is now in effect, and we’ve also made upgrades to our standard build specifications.

✔️ Foam insulation is now standard
✔️ Includes a 17.2 SEER Amana HVAC system
✔️ New smart thermostat for improved comfort and efficiency

We’ve also added additional standard items for plans over 2,000 sq ft.

If you’re researching building a custom home, these 3 questions will save you a lot of stress later.

1️⃣ Clarify site prep early.
Site prep covers everything needed to make raw land buildable. When it isn’t clearly defined upfront, budgets can shift fast. Many buyers don’t realize how much this work can add until they’re already committed. The earlier this is clarified, the fewer surprises you’ll face.

2️⃣ Understand how pricing works.
Not all contracts handle costs the same way. Some offer a set price, while others adjust as expenses come in. Knowing which one you’re dealing with helps you understand how much certainty you actually have over the final number.

3️⃣ Know what’s standard before choosing finishes.
Model homes and photos often showcase upgraded options. If you don’t know what’s included by default, it’s easy for design choices to quietly push your budget higher. Reviewing standards early helps you make informed decisions.

These questions aren’t about slowing the process down.
