Here’s the real breakdown from someone who’s been doing this in South Florida since 2002:

Cabinets alone can run $3,000 for basic stock or $30,000+ for custom. Countertops? $1,500 for laminate, $8,000+ for quartz or granite. Add labor, plumbing, electrical, permits, and the stuff nobody budgets for — drywall repair, floor patching, the wall you open up and find water damage behind.

The number that actually matters? What you’re paying for vs. what you’re getting. A contractor who pulls permits, stays on the job, and finishes what they start costs more upfront and saves you thousands on the back end. The guy who’s 30% cheaper? He’s cheaper for a reason.

1. Set your real budget (and add 10% buffer)

3. Get everything in writing
4. Confirm permits are handled
5. Plan your temporary living situation
6. Pick your finishes early
7. Ask about the timeline in writing
8. Check reviews, not just photos
9. Make sure they’re insured
