Agents, here's a tip for your buyers that costs nothing to share.

The easiest time to paint and replace floors is the week between closing and move-in. No furniture to move, no living around wet paint. The same work is slower and messier once the couch and the beds are in.

If your buyers already want fresh paint or new floors, have them get a quote before closing day so the work can start the day they get the keys.

Picking paint for a room? The sheen matters as much as the color.

Here's a simple guide:

Flat or matte: ceilings and low-traffic rooms. Hides imperfections, hardest to clean.
Eggshell: bedrooms and living rooms. A soft finish that still wipes down.
Satin: kitchens, bathrooms, hallways, kids' rooms. Handles moisture and scrubbing.
Semi-gloss: trim, doors, and cabinets. Durable and easy to clean.

The shinier the finish, the more it shows every bump in the wall, so prep matters more as you move down this list.

1. Walls and trim. Scuffs, nail holes, and bold colors show up in every photo.
2. Floors. Look for worn spots, stains, and damaged planks.
3. Kitchen and baths. Check the caulk, cabinet fronts, and fixtures. Buyers look closest here.
4. Front door and entry. It's the first thing buyers see in person.
